A few weeks ago I received an invitation to have dinner with a couple--former Buyers who have not lived in Charlotte but, a few months--and it coincided with a major community function that was an opportunity to 'hob nob' with some of Charlotte's most elite!

These clients are two of my favs--awesome couple, spent weeks coming in and out of town to look at properties and we had a wonderful time each and every time that they came into Charlotte.  They had shared with me that none of their family was going to be able to come to Charlotte for a visit over the holidays.  So, I thought it would be the right thing to do to accept their invitation.

Low and behold, we had a marvelous time with them and the dinner was fabulous!  I didn't regret for one minute that I had chosen the dinner over the elaborate function (which, by-the-way was chocked full of prospecting opportunities)!  I did, however, realize upon returning home that this couple had opened many more doors for me than any prospecting function would have done!  They shared with me their home, their food and their hearts.

As we talked over the tour, dinner and dessert, they shared with me the names of a few prospective Buyers whom they had already spoken with about me.  Of course, it always feels good to be referred!  But, the most important thing that they said to me, "We feel honored to have had you in our home tonight--we wish we could do more for you than serve you dinner after all you've done for us."

WOW!  My heart just 'swelled!"  That was the best present anyone could have given me.  And, for the record, I really don't need ANYTHING else for Christmas!

SO glad I chose the dinner!

working by referral is the name of the game. Don't be afraid to follow up with them after the holiday to ask for those names.. a simple "would it be ok with you if I contacted...etc. works wonders"

It does make you forget some of those late nights and troublesome clients. I just want my family home for Christmas don't bring gifts just come and all of us enjoy the holidays. I hope your holiday is full of fun and family.

How nice to be appreciated and referred to their friends!  Merry Christmas from Connecticut!

It's a Good Life!

That is a wonderful compliment from your clients who are now your friends.

I think it is acceptable to ask your friends for the names of their friends, so you can follow up and provide the same great service!

 Happy Holidays!

Sean:  Thanks for the comment!  And, absolutely, referrals are the name of the game!  With these clients, though, I probably won't have to ask for the names--they'll have them for me on Jan. 2 in an email!  I love my clients!!

Terry:  You're right--as a matter of fact, these clients were the Buyers on a transaction that the Sellers had a fly-by-night REALTOR who never responded to even one email or phone call, nor did she show up at Closing!  I had to take care of the entire transaction and some of the issues were quite sticky with the Sellers.  Lots of late nights and lots of worrying whether or not these folks were even serious about Selling!  In the end, it all worked out and my Buyers love their home.

Frances:  That was the best gift of all--being appreciated!  Merry Christmas to you, too!

Sharon:  As I told Sean, I will ask but, I probably won't even have to--they're wonderful at following-up and keeping in touch!

I would have went with the past client as well.  Events will come and go, clients and friends are forever.

Merry Christmas to you and to all that are reading.

I have to agree that you made the right choice.  I think spending time with prior clients is the best thing for you and your business.  I had a former client drop by today to drop off a Christmas card.  She sat here and watched a movie with my husband and I and we had a great chat.  She had just given my name and number to someone who might be looking.  I am amazed sometimes at what sticks in clients minds and their compliments mean the world to me.

Great story, and so true. We have found that an opportunity to break bread with a client is almost always a huge investment. We started inviting fun clients to our lake home about 2 years ago- treating them to a weekend of boating, sun and fun. This year, every single client we had up ended up referring someone to us. We never guessed it could be so great! (And I'd rather be boating on the weekend than in an open house anyway!!)

Have a great Christmas!

Debe, you did indeed get a wonderful Christmas gift! These clients (friends) are true gems. You're lucky to have found them.

Chad:  Thanks!  Merry Christmas to you as well!

Kim:  I love your story of the client sitting with your husband watching a movie!  And, you're right, their compliments make all of the 7-day work weeks worthwhile!

Brian:  I'd love to be YOUR client!  Lake house, sun & fun--not quite ready to buy in Des Moines but, you will definitely be at the top of MY list!  HA!  Merry Christmas to you!

Debe- It was gracious that you allowed your past clients to thank you. Referrals are the best flattering. Merry Christmas to you and your family.

Debe, you went with your emotional "gut" feel on this one and you were right. Our inner voice I have found is rarely ever wrong. Merry Christmas.

Bonner:  It surely is!  Sometimes we have to turn off our prospecting mode!

Gary:  Absolutely, my gut is seldom wrong!

DEBE - That is a great story!  I think that you made the right decision.  These are people that already think so highly of you that they're thinking of you for their friends.  This relationship will likely bring you more business in the future than any networking event would.  Besides, it's so much more fun to sit down and enjoy time with people that you like then it is to "work a room."  I hope that you and your family have a very Merry Christmas, Debe.

12/25/2007 06:42 AM by Adam Waldman - Long Island REALTOR® (RE/MAX Best)

Adam:  I was a nurse in my previous 'life' so, I tend to chose the one-on-one as opposed to 'working the room' anyway!  I cherish their friendship as well and feel blessed that they found me a few months ago (from PA by-the-way)!

I hope you and yours have a very Merry Christmas as well!
