Oceanfront Homes for Sale in Encinitas

The Neptune Avenue Area in Leucadia

Oceanfront homes for sale in Encinitas - Encinitas oceanfont homes for saleThe Neptune Avenue area of Encinitas (in Leucadia) is the place to be for an oceanfront home.

Neptune Avenue, about 2 miles long, extends from about 2 blocks north of Encinitas’ Moonlight Beach to Grandview Beach, adjacent to the gated Seabluff community.

Fabulous ocean views can be yours from high atop the bluff along this pricey stretch of real estate.

The homes can be deceptive driving along Neptune itself, many appearing much more modest that they really are, and you often cannot even see the magnificent ocean views these homes offer from atop the bluff.

Take a short drive down Neptune Avenue with me!

Indeed, you can’t even tell the ocean is there in many places, as you will see in the Neptune Avenue video.

NOTE:  Encinitas oceanfront homes along Neptune typically start in price in the low millions and go up from there. If you would like a current market update on what's available and recent sales please reach out to me at (760) 840-1360.

Home styles tend to be rather eclectic – beach cottages, traditional, contemporary and styles that defy description. And you will sometimes find homes that have undergone substantial remodels.

Beacon's Beach along Neptune Avenue in Leucadia (Encinitas) CAThe Encinitas homes on the opposite side of Neptune will, in some cases, offer views and tend to be priced more modestly than direct ocean frontage.

The number of available oceanfront homes along the Neptune bluff will vary depending on the market. But typically the inventory is fairly limited, as one would expect.

IF YOU WOULD LIKE AN UPDATE  ON OCEANFRONT HOMES IN ENCINITAS, PLEASE REACH OUT TO ME AT (760) 840-1360 (direct or text).

A number of the Encinitas oceanfront homes along Neptune offer private stairs to the beach, or may be a short distance to the public beach access points at Stonesteps, Beacon’s or Grandview beaches. You will find sea walls and other retaining systems at some homes but not all, and it is very difficult, and perhaps impossible, to get approval to construct new walls.

I also understand you cannot gain approval to install stairs if they don’t already exist, and some homeowners have lost the use of their stairs due to bluff erosion issues.

There are a good number of rentals in the area, given the views and the beaches, and many homes are vacation homes for their owners.

The Leucadia area of Encinitas (to the north, bordering Carlsbad) offers shopping, restaurants (check out my favorite, Le Papagayo), galleries, surf shops and other services you typically find in a small beach community.

I love driving down Neptune and dreaming. Also, I often wonder, how huge would a Tsunami have to be to hit those properties up there.

Melissa

Well, it might not hit 'em, but it sure would cause a problem with the bluff.

Jeff, an ocean front home would be nice most days. The rhythm of the waves, horizon view, maybe a warm sandy beach to walk on before jumping in....nice life. On the other hand, we've seen enough natural disasters in the last few years to give me pause to wonder if mayber one can live a bit too close to the mighty ocean.

William - it's a great area, as long as you are OK with being high on the bluff and having a walk down the hill. Quite frankly, not having stairs or staying up at the house to enjoy the views works just fine for me (been there, done that). I am working with 2 buyers right now looking at oceanfront property.

Maria - well we don't get the hurricanes so no issue there. The storms can cause some erosion so that is something to watch.
