The Neptune Avenue Area in Leucadia
The Neptune Avenue area of Encinitas (in Leucadia) is the place to be for an oceanfront home.
Neptune Avenue, about 2 miles long, extends from about 2 blocks north of Encinitas’ Moonlight Beach to Grandview Beach, adjacent to the gated Seabluff community.
Fabulous ocean views can be yours from high atop the bluff along this pricey stretch of real estate.
The homes can be deceptive driving along Neptune itself, many appearing much more modest that they really are, and you often cannot even see the magnificent ocean views these homes offer from atop the bluff.

Home styles tend to be rather eclectic – beach cottages, traditional, contemporary and styles that defy description. And you will sometimes find homes that have undergone substantial remodels.
The Encinitas homes on the opposite side of Neptune will, in some cases, offer views and tend to be priced more modestly than direct ocean frontage.
The number of available oceanfront homes along the Neptune bluff will vary depending on the market. But typically the inventory is fairly limited, as one would expect.

A number of the Encinitas oceanfront homes along Neptune offer private stairs to the beach, or may be a short distance to the public beach access points at Stonesteps, Beacon’s or Grandview beaches. You will find sea walls and other retaining systems at some homes but not all, and it is very difficult, and perhaps impossible, to get approval to construct new walls.
I also understand you cannot gain approval to install stairs if they don’t already exist, and some homeowners have lost the use of their stairs due to bluff erosion issues.
There are a good number of rentals in the area, given the views and the beaches, and many homes are vacation homes for their owners.
The Leucadia area of Encinitas (to the north, bordering Carlsbad) offers shopping, restaurants (check out my favorite, Le Papagayo), galleries, surf shops and other services you typically find in a small beach community.
