HOMES FOR SALE IN NORTH PHOENIX $90,000 TO $300,000.........WOW........TAKE A LOOK AT THESE NUMBERS. And YOU tell ME what the real estate market is doing.......

Taking a look at 12 grids (a grid is a 3 mile square) from 67th Av and Beardsley down to 67th Av and Northern and then going to the east to 64th Street & Hwy 101 and south to Northern and 64th Street  there are currently 305 homes as of 6:42PM April 14th that are showing ACTIVE in the MLS between $90,000 and $300,000

Taking a look at the same area there are as of 6:43PM April 14th 924 homes that are showing as Pending in the MLS What that is telling us is there are 924  (THREE TIMES as MANY) HOMES IN THAT PRICE range that are PENDING as are on the market and active for sale. This indicates a couple of positive signs: The homes coming on the market are selling and selling FASTER than the market can be replenished with new listings.

You can see homes for sale in North Phoenix $90,000 to $300,000 are attracting buyers.

It is ALMOST a sellers market. Wouldn't you say. I do know when a home comes on the market that is priced right and the real estate agent knows how to have it staged and has the courage to explain that to the seller, there is a fairly good chance they will end up with multiple offers. I have a client who I am currently working with to find another home, she put her home on the market in this area listed above and on the FIRST DAY SHE HAD FIVE OFFERS.

When I listed a home in Scottsdale just four miles east of the 64th St above in January of this year within two weeks we had 32 showings, four low offers and then one full price offer at the list price.
