What this report tells you:  While days on market have come way down, percent of distressed sales have risen.  This confirms the feeling of many, that the higher price ranges are just now hitting the peak of the housing crisis, even as the lower price ranges are turning around.

A 'regular' sale may also have been 'distressed' in the sense that the home was in need of major work.)

  • Currently, there are 57 Arvada homes for sale in this price range.  Six of them are foreclosures, 1 is a short sale. That's a 12% rate of distressed home for sale in Arvada right now.

  • 38 Arvada homes are currently under contract in this price range, two are foreclosures and 1 is a short sale. That's an 8% rate of distressed sales.

 

  • 12 Arvada homes sold in March 2012 between $300,000 and $400,000.  43 median days on market.  3 were foreclosures,  3 were short sales, for a 50% rate of distressed sales.
  • 2011 saw 8 Arvada homes sell during March between $300,000 and $400,000. 129 median days on  market.  None of them were foreclosures and 1 was a short sale.  13% rate of distressed sales.

 

  • 2010 saw 15 Arvada homes sell during March between $300,000 and $400,000.  93 median days on market. 1 was a short sale and 3 were foreclosures, 27% rate of distressed sales.
