
They didn't want to do it at first. "We shouldn't give our house away. Can't we float this price a few more weeks"? After a month on the market the showings had come to a stop. Those initial sign calls from curious prospects ended weeks earlier.
The market had rejected my seller's starting price. No amount of clever advertising in the world will over come a high price. After an examination of the recent solds, I recommended a price reduction. Not "giving the house away", but aligning the price more with market demand.
The offer was only a few short days behind the reduction. Did I mention it was full price? My seller's "big" problem now if finding a place to live in the next 40 days. And that's a good problem to have!

Congratulations, Doug. How much did the sellers reduce the asking price? That reduction spread is quite important to get right to place a house back into the market.
Just under 6k. Sometimes that's all it takes!

yep just had this happen with a listing, reduced the price last week, had 3 more showings and just turned in an Under Contract just 60 days on the market but it took the 3rd price reduction to seal the deal
And we know why that happens. The price dropped below the top of someone's search criteria and wham. Congratulations, Doug. You are now your sellers' hero.
