Cedar City Subdivisions...Sunrise Meadows Market Update 4/17/2012

By
Real Estate Agent with Aubrey and Associates Realty

The Cedar City Real Estate Market has several subdivisions that were casualties of the bursting Real Estate bubble.  Sunrise Meadows is one such subdivision.   That doesn’t mean this isn’t a great subdivision!  In fact there have been several new homes built in the past few months.

Sunrise Meadows is northwest of Cedar City about 8 miles.  The homes are all on 1/2 acre lots and are a minimum of 1300 square feet.  You can bring your own builder for a custom home.  There are still lots left for that, there are currently two homes listed in this subdivision they are in the $166K to $177K range.

Market Update 4/17/2012:  There are currently 2 homes listed in Multiple Listing Service.  One is listed at $198,765 and the other is listed at $254,000.  In the past 12 months there have been 3 homes sell.  The sold price for these homes ranged from $141,000 to $164,000.  There are 26 lots listed for sale.  They range in price from $17,000 to $51,000.  The lots range in size from .5 to 1.5 acres.

This is another of those subdivisions with great potential in the Cedar City Real Estate Market.  It is filling in slowly, but with the number of lots available, you can still bring your builder and build your dream home!

I hope the snow has now melted at Sunrise Meadows.  We will be watching for your photographs of spring flowers.

Home buyers should be very pleased with the very attractive prices in Sunrise Meadows.

Sunrise Meadows is such a nice name and I'm sure things will be coming back for the area soon, Tony. I was just talking to someone else who's market  is still slow but it seems like some areas are moving better than others right now. We have areas that are going crazy and others-not so much.  Nice market report and neighborhood highlight.

Toni, Thank you, we are starting to see some spec homes going into this subdivision.  So it is exciting to see how fast they sell.

Barbar Jo, So Very true!  Now we could all use a steady climb in prices!  Maybe a 3 to 6% climb like we used to have before the boom.

Dale, Thank you!  We appreciate your thoughtful comments!

Rob, I need to get out and do some updating on my photos!
