Although the number of distress sales—bank-owned foreclosures, short sales—has noticeably dwindled throughout the Palm Springs valley the past few months, there are still bargain homes to be found in each of the desert cities. Here are some aggressively-priced homes in some of the nicest country clubs in sister cities La Quinta, Indio and Indian Wells.

Toscana CC homeFirst up, an Amalfi floorplan in Toscana Country Club, easily the most luxurious private enclave in Indian Wells. Priced more than $200,000 below current new-home prices, this 2006 beauty features the rugged Early California exterior, three bedrooms and 3.5 baths in an wonderfully open floorplan. The front-loaded pool, spa and courtyard welcome the desert sunsets and afford two distinct outdoor living areas.

Palmilla, La Quinta's luxurious lake-centric guard-gated community, offers up a short sale. This Acacia floorplan—the second of Palmilla's five floorplans—serves up two bedrooms in the main house and a one-bedroom detached guest casita.

Palmilla bargain homeHere's another deal in Palmilla. This lakefront Ocotillo floorplan—the most popular—was one of the original model homes and originally sold for $1.225M. It was first listed at $1.3M just three years ago and is now on the market for $645,900 ($223/sf).

Originally on the market in 2007 at $1.225M, this 4B/4b home offers a separate casita, northwest golf course views over water, granite-slabbed kitchen, and lots of custom cabinetry.

The Citrus REONow lender-owned and further reduced, it's on the market at $603,900 (only $162/sf!).
