Great Info Lenn.  My you are dedicated - Posting on Christmas Day!  (Of course here I am commenting).

It's a bit sad that so many homes are being foreclosed on during the holidays; but from what I read; many homeowners could stop or at least delay foreclosure if they would just communicate with their bank/lender.  They say (whomever "they" are) say many folks are so afraid they avoid contact with their lender - hoping they will go away.

James.  I have received many calls from folks on the verge of foreclosure.  I can't help them.  They don't want to list for sale.  They just want me to find a buyer.  Too late folks.

Indeed.  They are afraid to even talk with their lender. 

Of course, the government doesn't know that.  And, of course, often when they do call the lender, they get the same old, same old.
