So you want to be a listing agent and you don’t know where to start?  That’s an easy problem to solve.  You start by searching for the top listing agents in your area or your office.  If they refuse to mentor, you must pay attention to how they market; and whatever is making their phones ring, learn it and do it. 

This is a follow the leader business.  If you want to be successful at a task, you take the direction given by others who have been successful with that task.  You make some adjustments to have the methods fit what you enjoy doing; you add your own flavor and you mold it to fit your style.

You may find out that what others are doing, you have a natural flair for and you’ll do it better than they.  The first time you close a listing on your own, you are no longer a novice.  If you can close the first one, you'll close the next one too.  The more property you list, the more natural your presentation will become.

Learn by reading and listening and you’ll know as much as any of the successful listing agents in your area.  You may know more because of your Internet access to webinars and other professionals online.  You have a great advantage, if you are tech savvy.  Many agents are not.

Learning from some of the seasoned agents on ActiveRain is equivalent to a graduate program in listing real estate.   If you pay attention and really focus, you can rank summa cum laude as a listing agent, and isn’t that what we all strive to become?

That's what I want to be and how I do it is by watching and reading you :)! (and others on AR as well).  You say it best though, whenever you want to accomplish something, start by watching and learning what those who are successful at it do :)!

Barbara~ This holds true for all aspects of RE.  If you want to be a pro at open houses, find a mentor who excels at this skill.  That's what makes Dick Greenberg's Sensie/Grasshopper challenge so much fun.  It matches up AR members to be mentors/mentees and to learn from each other!

Donna.....but everyone will not agree to mentoring....so an agent who is new and wants to become skilled must pay attention to what others in the office are doing for marketing....read and listen....

I have always thought this since I began real estate. I always asked a lot of questions. Because of that i was labeled a legal beagle for a while... that wasn't what i was trying to prove.. I did not always listen to the answers, but i wanted to sift out the bad with the good and figure out for myself what could work for me. I was amazed at the misinformation I was handed at times. I was amazed at the fact that some did not know the answers. I was amazed that in spite of all this some were still successful. What it taught me most was to follow my instincts and know the boundaries and the laws that we need to go by.

It is increasingly important to know what your competition is doing. Chances are, every time you go out for a listing presentation, you are competing with at least one other agent. Keeping up with what the other agents may show for marketing and being able to "one up" them with something new or unique will add value to uyour presentation. Great post!
