DO'S  -  Have your home be as comparable to the others in neighborhood as possible. 

Similar quality of kitchen cabinets and appliances.

Walk in shower upgrade is very appealing to buyers.                      

Extra bedroom in an attic or garage bonus room for a guest room also appealing.

New siding or fresh coat of paint on stucco to give an updated look.

A fresh cut lawn with mulch and as weed free as possible will give the "curb appeal" and make a lasting first impression.

 

Fancy Deck

DONT'S - Additional office or over the top lavish master suite. 

High end cabinets and commercial grade appliances will not net you the return that you spent in putting them in.

A fancy deck or patio.

Expensive landscaping with pricey trees and exotic plants.

All these extras will definitely make your home appealing, but if you want to sell fast, you will not get more money for

your home just because they are there.  Remember, put yourself in the buyer's shoes and imagine you were seeing

your home for the first time, would you pay for those extras?

Hi Ed:

I would agree with you somewhat regarding the deck.  I think this advice is for "really over the top" decks where people spend thousands just beautifying the backyard deck.  You will get minimal return especially in an area such as yours with seasons.  But if you have a nice well kept deck not too fancy, definitely can help sell a home especially if being featured in spring and summer in your area.
