The price difference of living on Lake Sinclair vs. living in a Community at Lake Sinclair is huge.  Many neighborhoods at Lake Sinclair offer deeded Lake access to Lake Sinclair right in your community.  You might ask what is deeded lake access?  Well I'll explain.  When for example you buy an off water lot or home in Possum Point Subdivision you deed gives you an undivided interest in a community lake access lot.  These lots vary from community to community, all have boat ramps, some have docks and some even have picnic tables.  So if you want to enjoy Lake Sinclair, but buying waterfront property just isn't in your budget, you may not be completely out of luck.  You may need to consider buying a property that comes with deeded lake acess to Lake Sinclair.

If you don't find a home that suits you or you prefer living closer to town there remains additional at no cost to you alternatives to enjoy Lake Sinclair.  Georgia Power has two FREE access areas on Lake Sinclair in Putnam County that are open to the public.  One is located on Highway 441 directly across the street from Plant Branch and the other is located at the end of Bagley Road off Dennis station.  The 441 access has parking and public docks for fishing and the Dennis Station access has two boat ramps, lots of docks and plenty of boat and trailer parking.

There are a couple of other access areas at very low cost that are open seasonally.  Putnam Beach, located off Twin Bridges Road offers camping, has shower and bathroom facilities, a playground and picnic tables as well as a boat ramp.  Some of the pads there have electric hookups for RVs.  You can also go in a car, just for day parking and access to the beach and swim area.  The second area, Oconee Springs Park,  is open for camping year round, has a store, boat launch, some available cabins and a pavillion you can rent for 6 hours.  It's a wonderful place for a company picnic, birthday party, fish fry or other family gatherings.  They also have RV hookups including  a dump station.

So you can still enjoy Lake Sinclair and all it has to offer without the expense of actually living on the lake.  And another cost consideration for living around Lake Sinclair is property taxes.  In 2011 Putnam County had the third lowest milege rate in the state of Georgia at just 16.80 mils.  The other two counties that border Lake Sinclair are Baldwin County and their 2011 milege rate was 25.10 and Hancock County which was 31.252 mils for 2011.  So Putnam County that has lots of deeded access neighborhoods and some great prices on properties also has the lowest taxes.  Call me today and I'd be happy to schedule a showing for you.  You can search properties here that are off water to find some of the access ones or call me.  I can email you a list of those available.
