November 2007 MLS Stats for Baldwin Kansas Real Estate - Homes that SOLD Baldwin Kansas

The best area of Kansas to buy a home for re-sale value and highest appreciation is found in Douglas County Kansas with Lawrence being number 1, Eudora being number 2, and Baldwin being number 3.

November 2007 brought the sale of 74 Douglas County homes which was up from last month's 68 homes and way up from the 49 September SOLD homes.  Average DOM (days on market) was 117 which is way up from 93 last month.  Homes being SOLD for the next several months, on average, should take at least four months to sell.  When you subtract the usual 30 days until closing, homes are on the market for about 87 days.

Baldwin Kansas Real Estate had only 3 homes sell this past month with an average price $196,000.  Average DOM for Baldwin was 48 which was way down from 100 days last month so it takes about 69 days less to sell a home in Baldwin than in other areas of the county based on this month's stats.

For Baldwin, $271,000 was the highest price and $99,900 was the lowest price.  For the whole county, $1,100,000 was the highest price and $56,000 was the lowest price.
