I currently use a lead generation company and after checking my 2007 sales yesterday, I've closed 10 transactions since May and I have TONS more buyers I'm working with. In fact, I'm taking out some this afternoon and this Saturday. The leads do work if you know how to work the lead. The downside is trying to convince customer service that you can't work a lead. I get some where the person makes $6.00 an hour and goes to school part time and has 543 credit score. The lead company's response is "they could buy some day, you just need to help them". I argue that it's not my job to counsel them (plus I don't have the experience or time) and they need to talk to a lender. I have to remind their customer service that they can't give realtor advice when they are not a realtor - I know how to talk to people.

Jeff -- Fantastic question...and thanks for bringing it up.  I am so confident in my product that I put that in place as a back-up system to protect my agents from losing their money.  I want my agents to succeed.  So, if I sent you 35 clients...and for some reason none of them are able to buy anything, I will continue to provide referrals to you for FREE until you get your guaranteed closings...until you at least make back what you put into it.  Now, I dont want you to break even...thats not our goal.  I want you to hit the 1 in 5 closing ratio...or better!  But, as a worst case scenario, this ensures that your marketing money will net you something.

LaNita -- That is exactly right.  The really cool thing with my company is that we will replace referrals that are you are not able to contact...or that claim they had no idea what we are doing or why you are calling them.  I dont want the bad stuff to count against you.  You have it exactly right...and Id love to speak with you about being on our network!  Agents like yourself are successful with this for a reason.
