BUYERS: TIPS ON HOW TOMAKE SURE YOUR OFFER ON A SHORT SALE IS ACCEPTED.

This should be required reading for short sale buyers' agents. Now, if you want to, go thank her for making your job easier.
If you think about it, a negotiator probably has 200 + files to work on…I know that there will be 200 files and more tomorrow. I would like to get some of these off my desk if I were the negotiator. How? By approving the offers on properties and making room for the next assignments.
That won’t happen if:
- An offer is below what you can approve
- Below area comps
- Buyer asking for repair requests, a home warranty, new roof, new siding and any closing costs over 3 percent.
That is why we, working in St. Michael and Albertville Minnesota, structure our offers to the market. We make a reasonable offer, no repair requests, no home warranty, no replacement of water heaters, etc. And, we include comps in our offers.
Just to make ours even more competitive, we offer to do the inspection before the file even gets to the negotiator. It is clean and mean, and we are ready to do business.
Most short sales (read all) are as-is sales. The seller has no money to make repairs or they would have been able to make the mortgage payments. That’s simple.
When buyers buy such a home, it is up to them to purchase a home warranty and/or do an inspection so that they understand what can and will go bad.
If you really want the house, make the offer clean so the negotiator can determine the net to the lender easily. That makes his or her life easier and the more likely that your sale will be quicker and much smoother.
