It was a glorious week, with some of the best beach days I’ve seen lately. The weather seems to have inspired buyers, as several condos went into escrow. Take a look:

New Listings:
Ocean view Ali’i Kai 5101 is on the market for $495K after being purchased for $595K in 5/04. This ground floor end unit has been marketed almost continuously since 04, first coming on the market in 8/04 to 10/04 for $639K. It was then listed from 7/06 to 8/06 for $975K, from 4/07 to 8/07 starting at $879K and reducing to $849K, then from 9/07 to 4/08 during which time it started at $879K, dropping briefly to $849K before going back up to $879K, again from 6/08 to 9/09, starting at $849K and reducing to $649K and finally from 12/09 to 6/10 during which time it was listed for $649K.

Contingent:
Villas of Kamali’i 19 went into escrow with a list price of $629K with a prior sale price of $480K in 9/03. Puamana 7A went quickly into escrow while priced at $265K. This unit sold previously for $135K in 5/01. Ka’iulani 68 was priced at $699K when it went into escrow this week. It is not a short sale even though it sold for $898,250 in 1/08. Ka’iulani 76 sold from the developer in 4/07 for $900,570 and went into escrow while priced at $670K.

Sales:
This is really the week for Ka’iulani’s – the developer’s unit 59 sold for the asking price of $625K for cash. “Back in the day” (2005-07) this unit was priced as high as $1.075M. Nice to see all these Ka’iulani’s going into escrow and selling! Sealodge H9, a short sale priced at $349K, finally closed this week for $312K. I say “finally” because it went into escrow on 4/21/11! Please don’t let this scare you away from short sales. They take some time, but this one took an exceptionally long time. Most count the time in months, not years. This unit was purchased for $745K in 7/06.

Price Changes:
Ka’iulani 67 sold for $895K in 1/08, started out listed at $1.095M, and after 1533 days on the market, reduced from $789K to $689K. Ka’iulani 29 sold for $1,825,850 in 7/07 and reduced from $1.375M to $1.325M.

Homes have not fared as well – there’s only one new listing and one price reduction.
