I've read several posts this week by agents across the country about. . . . . 

"We need inventory".

"There's nothing left to see".

NOT TO WORRY.  THERE IS A FIST-FULL OF FORECLOSURES COMING TO NON-JUDICIAL STATES VERY SOON.

The Robo/Mers matter is settled.  The new foreclosure and short sale regs are coming in.

Foreclosures in judicial states will soon follow.
Short Sale pricess will be streamlined soon.

Prices???  HA!  Who can see into the future?  If I had to guess, I'd say further pressure downward on home prices.

The existence of foreclosures in the market always seems to push prices down. Back when I was selling we didn't get many of them, but were always glad when they were sold and out of the way.

Lenn I have been hearing for a while now that the Market is going to be flooded with foreclosure.  I don't doubt that they are there, but when they will hit is anyone's guess.

Lenn - I am going to the county courthouse for foreclosures when there is something that my investors would like to bid on. If the bank does not ofer a steep discount, they usually take the property. Then we usually watch waiting for the property to hit the market.

And it happens like a clock. Banks do not hold the inventory. Every time the bank takes the property, it comes back on the market very soon.

With the inventory much lower thatn it used to be, and with the prices inching and level of activity being surprisingly high, I really do not know what to expect

George.  The banks have been sitting on "assets" which now, with the AGs Robo cases settled, will now release those "assets" to foreclosure proceedings, some fast (non-judicial states) and some more slowly, but they will flood the market.

Lou.  You can count on it.

Jon.  They come on the market quickly after the take-back.  I expect to see a large number of filings very soon.

Lenn, we have heard that here as well, over 2% of the listings were taken off the market back in November and had something to do with robo signing.

Charles.  Indeed.  Watch for the new foreclosure DUMP.  The banks are ready and it will, IMO, be a flood.  They had to pull them back because of the AGs law suit.  Now that that's settled. . . . . WATCH OUT.
