Would You Filter Buyer Comments For Your Seller?


Some Background:

Your sellers love their home. They built it 10 years ago! And now, reluctantly, want to sell it.
Along comes a buyer family who just don't feel the same way about the home that love built.
And, they tell me!


The Visit:

One of the buyers walking through the home trash-talked it through almost every space.
Another family member critically assessed every minor flaw,
and another criticized the ugly home next door.

When the buyers went home, someone called their agent, who's existence I was unaware of, who told the buyers it was 15% overpriced.

I asked for feedback and received an email listing all the above, except in vivid detail.

Information Sharing:

When I took the listing, I

1. wrote out a repair, maintenance list addressing most of the critical items now mentioned,
2. explained the devaluing effect of the property next door, and
3. arrived at the price the buyers elicited.

And yes, I am sure you are all surprised to hear that the sellers insisted their home was worth more.

The Question:

Do you tell your sellers verbatim, what the buyers said, perhaps even by forwarding the email?
or
Do you bubble up the message with some filtering?

John, I'd probably just be honest and relay the message verbatim. If the potential buyer's opinion was unecessarily harsh, then I'd also explain that to my sellers.

The issue here is not the buyers comments, rather more so, the love the sellers have for the home they built.
