Nice Going, Fells Wargo
Getting a mortgage preapproval or in some cases a pre-qualification letter for a buyer is pretty standard operating procedure. Sellers want some level of confidence that someone has looked at the buyer’s credit score and claimed qualifications to see if they are even in the ballpark to afford the home they want to buy.
Last week I was helping a buyer assemble an offer for a property here in Sun City Texas. The buyer owns an existing home and currently has her mortgage with Fells Wargo and elected to use them to get her preapproval letter. Time is always of the essence when a decision has been made to make an offer, so receiving this acknowledgment from Fells Wargo was important.
Day 1 Fells Wargo receives the inquiry from the buyer she needs a pre-qualification letter. Fells Wargo interviews the buyer , gathers information, and follow up with an e-mail message stating how thrilled they are to be working together and serving her needs, but no pre-qualification letter.
Day 2 – Fells Wargo decides they need some additional information. After all, this is a big commitment on their part and they want to dot the “i’s” and cross the “t’s”. Buyer provides the additional information, but still no pre-qualification letter.
Day 3 - Buyer e-mails the Fells Wargo person she has been working with and asks of there is problem. Fells Wargo assures her there is no problem and she will have here letter today. Fells Wargo is true to their word and a pre-qualification letter arrives. Buyer is approved for $8000 less than she needed. Say what? Oops, must have plugged a number in the wrong spot. Your are actually approved for the full purchase price, sorry for the mistake and a new letter is coming.
Day 4 – Buyers contacts a local mortgage company and get a pre-qualification letter in about an hour. Buyer finally gets to make her offer, which ultimately was accepted.
