slipcovers

Here is a home staging technique that the sellers will love and want to keep. It is a knock out!

Nothing cleans up a messy, busy, old, dated living room like fresh white slipcovers. They usually cost between $50 to $100. Sure beats the price of a sofa or chair and eliminates busy prints and dated furniture.

Now if you want a designer look fast for your living room:

  • Empty the living room completely
  • Paint your walls with rags leaving movement in a butter cream or light pecan
  • Install crown moldings and 5" baseboards and paint an off white
  • Purchase a $100 4x6 sisal rug and place it in front of your fireplace
  • Set your newly slipcovered upholstered pieces in a grouping around the rug
  • Return a cocktail table to the center of the rug to anchor the room
  • Return a 2 side tables with 2 lamps or a floor lamp
  • Buy 3 printed sofa pillows and place them on the slipcovered pieces
  • Place a large vase on the table full of tall fresh flowers and some decor magazines
  • A 7' silk tree in a back corner with an uplight behind it
  • Hang a large colorful painting above the fireplace

That's it. The secret to a decorated look for under $500. Of course you have to install the moldings and paint the walls yourself but what a "first impression" when you enter the space...fresh, clean, inviting.

Now I would be set if you could just send me some of that beautiful California weather and sunshine! Thanks for the tips.

That's what we pay for here in the Golden State! If it makes you feel any better, it rained this afternoon a little bit...enough to water the lawn.

Sheron, sounds quite lovely...I was hoping for a picture of it as I scrolled down but I did imagine it in my head.

I agree with Gena....it does sound lovely and I, too, was hoping to see a picture.  Stop teasing us, Sheron and post some photos!  lol

Sheron,

Thanks for the 'tip'!  I, too, love the look of white or cream-colored slipcovers.

Like the others, I would love to see some pictures of rooms that you have done using the methods that you described!

01/05/2007 11:23 AM by Val Allocco, HSE; ASHSR - Home Stager for Manhattan, Brooklyn & Long Island (Staged 2 Sell New York & Long Island)

Great tip!  Much nicer to use slip covers then when they use sheets in some of those Design to Sell shows.

Oh gosh, I was aftaid of this...most of my pics were ruined in a move by water damage. What is important tho is the slipcovers are a very important tool in staging...it can take the drab to fab. I will see if I can find an example for you. Thank you.

01/05/2007 01:12 PM by Sheron Cardin - how2homestage.com RESA (California Moods Inc)

Sheron, this is good stuff. For the record, I'd love to see pics myself. And... I'm not sure the weather is worth the prices we pay!

01/05/2007 01:15 PM by Jeff Turner (Real Estate Shows)

Sheron thanks for the tips.  Do you have a favorite slip cover company that you prefer?  I try to stay clear of slip covers because they can sometimes make the room messy if the cover doesn't fit well.

Jeff - I am flattered that you added me as an associate! Where did you get those eyes? And as far as the prices we pay I hear there is a more affordable world out there...:-)

Janice - I use slipcovers.com. Love them and they are fast.

Hi Sheron

I agree with Janice, the slipcovers have to fit well, anyone you would recommend. Now what if this beautiful California look still had a crappy looking Dining room and kitchen, where would you go from there if the client was working in a budget of say $1,500.00? WHAT? yep I get that all the time

You have great ideas. Have seen it on T.V. But like the others, I hope you can find some photos to let us have an idea of what you are creating.

I see so many magazines and idea sheets in lowe's, home depot, etc. which show colors on walls. At least a color from the off white for an end wall. What do you think of that?

01/05/2007 06:27 PM by Sue Paige (ERA Today Realty, Naples ME 04055)

Hi Sue,

Ok, I will dig...and as far as one wall or accent wall as the only wall painted in a bolder tint...I hate it. What is tells me is someone ran out of ideas. I have used accent colors on fireplace walls and often times an entry wall but I really do have a hard time with it. Here is a tip from one of my newsletter using the accent wall in the entry and the California look in the living room. (of course there isn't a picture of the LR but I had described it very much like this post. Funny how things turn out!

Newsletter with Turquoise walls

Newsletter with painted brick walls

And I love this accent wall in a dining room but notice the color just sets off the wall sculpture? My most recent newsletter explains how to make this 9 piece arrangment. Interested? Email me and I will send it to you and sign you up for future issues.

As far as all my photo's, not only did the actual pics get ruined but my laptop crashed last summer with everything I had stored in it. :-(

01/05/2007 06:52 PM by Sheron Cardin - how2homestage.com RESA (California Moods Inc)

We just got our copy of Cottage Living in the mail today (I was way more excited than I should have been) and the cover story is "Whiten Up."

01/05/2007 07:00 PM by Jeff Turner (Real Estate Shows)

Sheron, no discs with the photos saved? oops. lesson learned. lol

I would love you to sign me up with your newsletter. YOu are way to cool to share with all of us. I love it. I did see that nine piece on your site and was curious.

I  understand taking personal photos down while selling helps. What about photos of nature, etc.? I have loons, eagles, and deer in my dining room, nicely framed and also in my living room. Now is that allowed for a potential seller? or do you want bare walls with only one or two accent pieces.?

Sue...send me a picture and I can tell you then. I posted an invitation for any member in AR to send me photo's and I will stage the room for you.

Jeff - just opened up your link to Cottage Living...uhuh! Interesting!

Slipcovers are a fantastic idea! The client doesnt need to rent furniture and they can keep the covers & have a whole new look for a fraction of the cost :D

02/21/2007 10:30 PM by Cheryl Reynen - Set The Stage - Comox Valley BC (Set The Stage)

Had this blog book-marked-so excuse my late replies.

I actually have my own living room as California look inspired. Complete with slipcovers, however will upgrade to FITTED slipcovers. Once the kids sit on it and heaven forbid, wiggle around, those slipcovers need to be re-tucked. Extra energy spent.

What paint-color would you suggest on the walls? I know you mentioned creamy, but got a specific shade?

I do get your newsletter, Sheron, but can you send me the instructions on how to recreate that gorgeous 9 piece wall hanging?

04/07/2007 05:52 AM by Mary Seferian (DIVA DECOR DESIGN)

Hi Sheron, I must have missed this post.  The room AND the picture are spectacular!  I'll send along a separate email to sign onto your newsletter (I didn't know you had one) and directions for making this wall hanging!  Thank you.

I wanted to find out if you could share where the best places to find slip covers at.  I have purchased a few but they never seem to fit great.  Thanks.

Mary, I would call the company and find out if they are of the same quality before I purchase at Walmart.
