We find it amazing when a seller refuses to lower their price, and then when a new agent is in the picture...wham NEW Lower Price and house sold!

I listed an expired once without doing a price reduction. The owner put all the blame on his agent. Guess what? The listing expired on my watch as well! Lesson learned...

I have heard many reasons why the second agent going in get's the price reduced. In many cases, the training process doesn't take place in the beginning. Good communication helps a lot.
