According to the Cromford Associates, LLC, as of April 1, 2012 from Arizona Regional Multiple Listing Service (Maricopa County):

There were 21,841 Active Residential Listings- Same time last year we had 37,246

 

Of these Active Residential listings:

1,381 were Lender Owned- (6%) - same time last year:  6,262 (17%)

7,941 were Pre-Foreclosure/Short Sales (36%)- same time last year: 14,141 (38%) for sale

11,277 were Normal Listings (51%) – same time last year 15,552 (41%)

There were 11,964 transactions pending- same time last year 12,923

 

There is under 3 months supply of residential inventory currently on the market, whereas last year at this time we had over 4 months of residential inventory listed. Inventory of homes for sale in many price ranges remains EXTREMELY LOW!! 


So there you have it.. This is what is going on here in Phoenix AZ and surrounding areas. It has been increasingly harder to find houses for buyers, but listings have been coming in consistantly. Hopefully the market will even out pretty soon!
