Real Estate is one house at a time. Statistics come and statistic go and the traditional process of real estate transactions is consistent. The home a family buys or sells is their reality at that particular time. Many factors influence the sell ability of the particular house. Equity is one factor that the individual real estate owner has little control over. 2008 in all likelihood will the focus of those that have used sound finical decisions by not overextending. There are many real estate owners and buyers that should not suffer because of the current housing market. Areas differ but the principle remains the same. (Don't wait until your thirsty before you dig the well) . It is very sad when families lose jobs or other misfortunes happen. The reality becomes that Realtors can not perform miracles and there is very little that can be done when the combination effect sets in. Real estate should continue to focus one house at a time and restrain from the blanket approach that is being discuss.

Couldn't agree more.  Homes that were over-valued have taken a toll in many markets.  People need to take responsibility.
