When should I start looking for a new rental?

 

Because of a recent rental listing I have in Cave Creek, AZ, I have received many phone calls with a myriad of questions.  The one I hear the most:  Is it too early to start looking at rentals when my current lease isn't up until June or July?  The answer - PROBABLY.

When we take a listing for a rental home, we will put in as much information into MLS as possible including availability dates.  Then, it is our job as listing agents to obtain a qualified tenant as quickly as possible to meet the landlord's needs.  Sometimes, we may put in the home is available for lease starting such and such a date.  This is typically 30 to 60 days out as there is either a current tenant in place who's lease is expiring or because of a job transfer of the homeowner.  However, if the home is vacant, it probably means the homeowner would like to lease it out as soon as possible.  

 

Whether looking for a home to lease or to buy, talk with your REALTOR® regarding your time frame.  I will send you a list of the current listings via the internet so you can start your home search on line to get a "feel" for the different types of homes which meet your needs in size, location and price range.  Then, together we'll discuss the prime time to look at homes for rental or lease. 

 

In our Scottsdale/Phoenix/Cave Creek market area, the average time of a list to lease contract is 23 days.  Generally, one to two weeks of showings, then going to contract, then moving in one to two weeks later.  So, over all, you should start your search for a new lease home about 2 weeks to a month before you are ready to move.  There may, of course, be exceptions, but I will work with you to determine your needs.

Do not start looking until you have the full move-in monies and are ready to commit to a property.  What you may see available today will most likely NOT be available in 2 or 3 months.....

I think tenants and home owners tend to "jump the gun" a little when looking for their next home.  I like that you state they need to look at their time line - most homes lease or sell so quickly, these days.

It is important to have money in hand and be ready to commit. Good properties go quickly and starting too early to look for leases or homes can set one up for failure.

You're so right mom - the good ones do go quickly.

Exactly, Dorie - if one isn't ready to move for a couple of months in a lease situation, I know people want to look, but that's a great time to use the internet to get a "feel" for what's out there.  Then, when the time actually gets closer, spend the "hard time" and gas costs to go viewing in person.
