I've had several requests for home evaluations in this subdivision recently so I thought I would provide a brief overview of the market in Somerset.  There were three closed sales in Somerset in 2007 and one home was for sale but failed to sell after nine months on the market and four price reductions.  The three homes that sold combined to represent the following market statistics:

Average list price - $477,677

Average sold price - $464,933

Avg list to sold - 97.3%

Average DOM - 242

The average list to sold price would have been lower but was affected by a new construction property that had builder add-ons after it was under contract of more than $20,000.  The avg. DOM was affected by a house listed by Prudential that was on the market for a year and a half.
