How To Get A Backhoe Across A Septic Field - Fairfield County CT
A buyer's agent called the other day, getting ready for her clients' inspections of my client's home for sale. There were some issues relating to the foundation settling slightly in the rear of the home. Nothing had changed in the last 35 years while my client had lived there, but the buyers wanted to check it with a Fairfield County professional. 
They had called their excavator friend and arranged for him to come on the day of inspections. The agent called to ask if it was alright if the excavator drove his backhoe around to the back and dug down to check the footings of the foundation. I'm afraid I just sat dumbfounded in silence for a while, not quite knowing what to say.
How could the agent be so presumptuous as to believe that any seller with a home for sale would say "ok" to a backhoe digging up the back of their home, which has only a 1% deposit down?
How could the agent not know where the septic system was? There is only one little piece of lawn by the house, and the backhoe would have to drive directly over it to get to the back of the home.
There were so many things here that just flabbergasted me, that after a half hour of explaining how a septic system worked, and what harm a backhoe could do, she backed off.
Perhaps I, like Andrea, will be attending all inspections from now on for all of my homes for sale in Fairfield County CT.

I would say something but it is a family show. Being in the construction I would be lying if you didn't hear the F bomb occasionally, but this lady has be well @#^ nuts....
Yes, it did appear so...
I was had one drive there car across the front yard and drove into the septic tank what a mess that was. They blamed the seller saying who puts a septic in the front yard.

Dagny I know it wasn't funny but I couldn't help laughing. 1 percent down and buyer and agent wanted to dig up the lawn? the request we get and from people who should know better.
Dagny, this is an amazing story of taking advantage of a situation. What did the sellers say about this? I had a buyer and buyer's agent two years ago that would give this group a run for their money. They had destructive tests done on the interior of the home. I also found indications that the buyer may have spent a bit too much time in the house. I'm saving the story for a post.

My first thought reading this is the damage I witness from a backhoe on a septic field. It was for a septic inspection, but still...there's a lot to consider that could damaged by a piece of heavy equipment rolling across a residential property.
