As a new realtor, I knew that I wanted to work in luxury properties.  I have always loved nice things, including nice homes.  When you take those wonderfully lengthy real estate classes, no one tells you one important fact- marketing yourself is important to get listings, but what you do with them once you get them is equally as important.  I never knew how much it cost to properly list a property and that different proprerties required different amounts of marketing and attention. My first listing wasn't a million dollar home (it wasn't even $100,000!), but I still did ample advertising and attention getting tactics.  Of course, I may have had a glossier brochure or a fancier open house with a more expensive house , but I still put my best foot forward.

In a time when the real estate market is shaky, at best, and our industry seems to have quite the black eye, I think the best thing we can do is keep putting our best foot forward.  I certainly will.  I wear a size 10 shoe, so that's a lot of foot!! :-)

 Remember- sell a house like it was your own, and treat the client like you'd want to be treated.

Before you start marketing you need to understand your target audience understand there needs and know what your competition is doing in the area you are marketing without the recearch you will not get proper returns resulting in wasted money  Good Luck

I agree with Raj. You need to identify your target market for the specific home you are selling and focus your advertising on the best way to reach that target efficiently.  It is more than just running ads in the paper and printing expensive looking flayers.
