Most agents have good relationships with a few lenders, escrow officers etc. that we like to work with. I'm sure you have noticed the change in their industries with offices downsizing and people, like some of our Realtor peers, changing or being forced out of their jobs. Over the past few years, I have worked with many different escrow officers and loan officers, many of these people were working with the buyer's agent through the sale of one of our listings. Recently, I tried a little experiment to see how many of the lenders and escrow officers from my database were still around. (cleaning house at the end of year database check up.) The following email was sent separately to approximately 150 lenders and escrow officers to see how many of the addresses bounced back or were still around. Dozens bounced back and were deleted from my list. A few responded with "I'm still here" and Let us help in 08 etc.. It was kind of an interesting experiment!

The email I sent is as follows: - (A "slightly" different one was sent to escrow officers)

Over the years, I have accumulated many email addresses from lenders
that we have worked with.
You may have represented someone that purchased one of our listings, you
may have helped us represent a buyer.
With the huge turn over rates in our respective fields, I thought I
would see how many of these addresses are still valid.

I'm still here Nick!  Great post.  I watched the video and about fell out of my chair laughing.  Great idea on sending out the status e-mail, re-connect letter, or whatever one calls it.  We had had such turnover in our market here in SW Florida as I'm sure you've had in AZ.  Have a great weekend!

Michael, Yeah, I got a kick out of the video too! - I think FLA and AZ have been hit really hard with the turnover bug.. Glad we are sticking it out and doing well! Happy New Year!

I've moved on to different lenders,title companies etc. It was time to clean house in that regard. Start 2008 on a good note.

Hi Robert - I agree that it can be good to "clean house" every once in a while. One of the escrow officers that I enjoy working with has been helping with my files for nearly fifteen years! But still, I believe it is a good idea to keep good relationships with many people within our industry. Finding new ones can't hurt! Nice to hear from you..
