We as agents sometimes do miss out on the small details when we are listing our homes. The sellers are taking their largest investments and trusting us with our professional judgement and attentional to detail.
Now more than ever we need to really exercises our attention to detail to not only provide the service our clients expect, but to also ensure a our client's homes will have the chance to be sold. There are too many homes on the market as it is and to have the smallest details overlooked can make or break your listings.
Stamp dating your photos is the kiss of death.

Not only does it have no place on your listing photos, why would you want to advertise to the public how long the listing has been active?
Focus your camera properly or redo your shots.

This poor quality shot not only is a turn off to the buyers but does not say much for you as an agent.
Helpful hints and reminders to make your listing photos stand out
If you are unsure how a photo will look with the lighting situation, take photos with the blinds open and shut. See which works better and capture the room's best side.
Do not use your cell phone camera for your shots. It is so obvious which photos were taken with a cell phone. they are never properly focused and are in poor quality.
Edit your photos! Once you have found the perfect shots, edit your photos to enhance them. You can auto adjust for color as well as to remove dark areas of a photo.
make sure the sellers are ready for photos. Yes you may happy and thrilled you got the listing but that does not mean you have to take the photos right then on the spot. Make a date with your sellers for their photos so they can prepare their house.
Move it out of the way! If you are taking photos of the kitchen and they have left dishes on the counter, then move them out of the way. If there is clothes left in the corner of the bedroom, move them out of the way.
Speak up. You have been hired by the sellers because of your talent and how you impressed them with your presentation. Don't be afraid to tell your sellers what you would expect on photo day. I have a list that I provide for my sellers for photo day so they can use it as a check list to be prepared.
Attention to detail is more important than ever!! Make your listing photos stand out!
