61 Comments on Home Staging is the Remedy to a Price Reduction
You are so right! The 'making sense of each room' is the clincher!
Kristine, I think staging can make a big difference when selling a home. Buyers need to see the purpose for each room in the home.
Very nice Kristine ~ home staging is a great way to avoid those unwanted price reductions. Updating the photos of the home after the staging and doing new fliers and marketing the home again, should all help get those interested buyers to the home.
Hi Kristine, great post and so true. Although sometimes the sellers don't have the upfront money for staging since they only have equity, and I think stagers don't wait for escrow to close to get paid.
Your photos are great Kristine.... keep up the great work!
Well I'm going to add that what 'if' the price is right but the house on the inside is all wrong? That's what staging helps do - make the house the best it can be for the price. Showing the house off to it's best advantage. If after awhile, the staging doesn't work you must follow up with that price reduction.
Good post.
Kristine. I totally agree. I have an agent friend that has a newly constructed house on the marekt (2 years) and I suggested that she stage it..... by staging the house I think she would definitely get an offer.
Kristine- so sorry for being so late to congratulate you on a very well deserved Feature. I wish more sellers understood that the condition of their property does play a role in getting their home sold. Love the collage!
I wrote this post and have been staging a large home for the past 2 days (pictures coming) and only logged on now. Thank you everyone so much for all your comments and opinions. I am the first to tell a client that unless their home is priced at fair market value all the staging in the world won't help. Luckily I mainly work with Realtors who are smart, seasoned and pros at pricing homes right the first time. Staging is but a marketing tool to present the home in its best light in person and with professional MLS photos.
I've staged homes where the client thinks they should ask for more when I'm done and I ALWAYS tell them DON't DO IT, because no one is over paying for a home just because it's staged. Staging and excellent MLS photos will get it noticed and drive more foot traffic increasing your odds of selling and that is the goal; not to think you will dupe buyers into paying more because it was staged. I think it takes expert pricing, location and staging - in that order to help sell homes sell faster at fair value. My job is all about presentation and driving more foot traffic by showcasing a home in its best light and fixing any issues decreasing the negatives.
Thank you again and I love your input - just know I think we are on the same page. ~Kristine
Kristine, Sounds like your sellers will be on track by staging properly and NOT raising the price. It's got to be a killer combo of the two to have the best impact in a competitive market.
It is really important that agents get the concept. A lot of the homeowners do know what to do.
Hi Kristine, my team just learned that staging is key and helps you get the home sold quickly for top dollar. We definitely recommend staging to our investor clients. Congrats on the feature. ~ Marisa
Wow..those floors really are the star and you show them off well in the after photos..love before and after blog posts!
Great post, Kristine! So well said anyone reading this, or having this being said to them should realize without any doubt or hesitation, staging should be mandatory in selling a home today. Thanks for another great post!
I love the analogous concept Kristine that we stage ourselves everyday. Good staging can make up much more than a price reduction and increase the price offers. Wonderful points!!
Kristine,
This is so true and well put. I remember when you proved the point by staging yourself. That was a great post as well. Nice job!
Kristine, well written - we do "look first", then inspect later. Visuals are SO important and a well staged home WILL bring the highest dollar, typically in the shortest time.
Hi Kristine. You have hit this one out of the Park. Staging correctly can save home owners thousands of dollars. Those price reductions often cause sellers to lose money, when staging would help them to keep money on the table. I always suggest home staging to my clients.
