Very nice Kristine ~ home staging is a great way to avoid those unwanted price reductions. Updating the photos of the home after the staging and doing new fliers and marketing the home again, should all help get those interested buyers to the home.

Hi Kristine, great post and so true. Although sometimes the sellers don't have the upfront money for staging since they only have equity, and I think stagers don't wait for escrow to close to get paid.

Well I'm going to add that what 'if' the price is right but the house on the inside is all wrong? That's what staging helps do - make the house the best it can be for the price. Showing the house off to it's best advantage. If after awhile, the staging doesn't work you must follow up with that price reduction.

Kristine. I totally agree. I have an agent friend that has a newly constructed house on the marekt (2 years) and I suggested that she stage it..... by staging the house I think she would definitely get an offer.

I wrote this post and have been staging a large home for the past 2 days (pictures coming) and only logged on now. Thank you everyone so much for all your comments and opinions. I am the first to tell a client that unless their home is priced at fair market value all the staging in the world won't help. Luckily I mainly work with Realtors who are smart, seasoned and pros at pricing homes right the first time. Staging is but a marketing tool to present the home in its best light in person and with professional MLS photos. 

I've staged homes where the client thinks they should ask for more when I'm done and I ALWAYS tell them DON't DO IT, because no one is over paying for a home just because it's staged. Staging and excellent MLS photos will get it noticed and drive more foot traffic increasing your odds of selling and that is the goal; not to think you will dupe buyers into paying more because it was staged. I think it takes expert pricing, location and staging - in that order to help sell homes sell faster at fair value. My job is all about presentation and driving more foot traffic by showcasing a home in its best light and fixing any issues decreasing the negatives.

Hi Kristine. You have hit this one out of the Park. Staging correctly can save home owners thousands of dollars. Those price reductions often cause sellers to lose money, when staging would help them to keep money on the table. I always suggest home staging to my clients.
