It took me a while before I realized that people buy homes based on emotions. That's right. They love the home and want it. Of course they want it subject to certain things, but want it they do. They usually fall in love slowly perhaps starting out with the neighborhood, then the street it is on and finally the lot or the house itself

HOW DO I LOVE THEE...LET ME COUNT THE WAYS

From there it can be the floor-plan, colors, presentation, kitchen arrangement,white picket fence,  master or family room. Perhaps they looked into the back yard and saw their dream garden or pool or BBQ area. You start adding these things up and you get past love at first sight. You want to propose marriage at this point hence purchase the home

STAGERS.... THE PERFUME OF THE INDUSTRY

Stagers play a big part in the selling for premium money. Don't doubt this for a minute. They are the smell that comes from the jasmine, the beauty in a sunset and the sound of a rushing stream these stagers. They then take what is going on inside of them and apply it to the house. A beautiful home is then born almost instantly

CURB APPEAL

Curb appeal is a proven dynamic. Trash, unpainted curb and mailbox letters, faded front doors or dirt yards speak volumes of "don't buy me" words and we know this because the opposite is true too. The first impression has long been established as an indicator. Unless the house is a steal, this is a deal killer for most

SET THE HOOK

If your home has a custom removable mirror, chandelier, window treatment, BBQ, or appliances, consider throwing them in when trying to seal the deal. That's the hook and the house is the bait. Allow for this prior to pricing and have this trigger ready to be pulled

I LOVE YOU

People buy houses because they love them...not like them

Even though I always counsel my buyers NOT to fall in love with the house until after closing, they never can pull it off.  They do fall in love!
