We selected 80 major markets in the US. Markets were selected based on market size (population) and search volumes. We used top US cities based on population rank (See cities) Also we chose cities appearing in Google Trends for the search terms "Real Estate" and "Homes".

Search Phrase

We used a broad based search phrase {city name} real estate where {city name} was replaced by the targeted city name. The search phrase is the most commonly used broad based term related to real estate searches. The search is performed using Google's Ad testing server so that searches are performed within the geographical region defined by the search phrase. Where the results returned were outside of the area we added the state name after the city name to narrow the search. Click here for an example of Sacramento Real Estate

Sites - Search Engine results

The top 6 search engine result pages (SERPS) are included in the study. We publish only the domain. We chose the top 6 because they generally appear above the fold. {See eye trace studies}

ONLY Individual Realtors and small teams were included.
We included 480 unique results (websites) in this study. For individual Realtor websites, each was categorized according to the web developer that created the site (If the web development company specializes in real estate then that company is named, if not we categorize it as a custom site. Custom meaning web pages developed by professional web developers that do not specialize in real estate websites or by individuals/amateur web developers) Other sites were categorized based on the type of site. Categories included Online Newspapers & Classifieds (Craigslist), National Portals like Realestate.yahoo.com, homegain.com and realtor.com.

OTHER Criteria
Our  final weghted index is based on a number of factors such as population and search volume, boomtown index from Inc. Magazine, SEO Score, Ranking on Google, The age of the website, total number of backlins reported by Google and Alexa, if a sponsored ad was diplayed above the fold for the same domain, and several other factors.  Each factor was given a weight and all factors were combined to give a final score between 0 and 1, 1 being the highest possible index.

Go to www.alexa.com to check out website rankings. It is a great tool for listing appointments to counteract misinformation. I print out the webpages and take them with me. It is pretty inrefutable to put them in front of a seller after being told by another agent that their company's ranking is such and such, when in reality it is not.

Alexa is a good tool and it is used as one parameter in our determination of rankings.

I found that alexa.com had my really old website up still...about 6-8 months old.  I wondered how often they cache their info???

There are many good tools and resources out there.  Alexa, compete, and on and on.  We don't consider any of these the authoratative measure - even if you look at each and the methodologies they use to collect data.  They often do not match in their assessment of indivdual sites so you have to take all the "legitimate" tools into account.   We always turn to Google and Yahoo data as the most authoratative, and after all they drive the majority of traffic.  Unfortunately, these two search leaders don't share raw numbers so we are left to devise ways to interpret results and that is what our study is all about.  Basically if we know the search traffic for particular keywords / phrases using our own data from running hundreds of sponsored campaigns then we compare the organic results against those numbers and we have a good idea of who is doing a good job organically.  We then factor in all the other tools including Google's webmaster tools, Alexa, Compete, Yahoo, MSN, etc. for links, traffic and overall web PR efforts then we have a basis to rank an individuals website.

Alexa's images don't seem to get updated as frequently as the data.

Guess What!  We are in the process of generating a new list.  If you think your area was under represented in this list please email us at info@esourceagent.com with TOP 100 in the subject line.  We will make sure that your area is at least looked at for inclusion.  Last year we looked at over 100 different sites this year we will look at weven more and possibly add some additional criteria.

Thanks,

There is some controversy over how representative Alexa's user base is of typical Internet behavior. If http://www.alexa.com/data/details/main?url=www.fortunehotels.in Alexa's user base is a fair statistical sample of the internet user population, Alexa's ranking should be quite accurate.
