2008 Veterans Compensation Tables
Auunally the Department of Veteran Affairs adjust the
compensation tables for benefits paid to veterans with service-connected
disabilities. You can use these tables
with respect to the Dependent status of a veteran to determine the monthly
benefit for loan qualification. This is
a non-taxable benefit and may be grossed up to a higher amount based on the
specific lender’s underwriting guidelines.
The underwriter will need a copy of the most current award letter. Award letters are usually mailed in mid
January. If you are using this income
to qualify a veteran later in the year and the veteran has misplaced their
award letter but have direct deposit, you can usually document the income source
with a successive series of bank statements as a paper trail. The Department of
Veteran Affairs will issue a replacement award letter, but I have seen them
take as long as 90 days as there is usually long backlog of correspondence.
A lot of veterans are returning from military service and
offer a large population of homebuyers for realty professionals familiar with
VA financing and underwriting. This
could be a potentially niche’ market in some areas with high concentrations of
veterans.
