I really liked your item #16, to have a DVD playing on the TV showing neighborhood features.  This idea seems like it will not only provide more information to potential buyers but it will also keep them in the home longer and talking about the neighborhood. Which in turn would give me more opportunity to connect with them.

Another benefit I see with this is drawing in potential sellers who like how I hold a home open and like the added feature of the neighborhood show.

GREAT idea!!

Doing or not having open houses depend on the market and your strategy.   I did an open house this year had 8 offers  3 all cash and double ended the sale,  closed escrow in 7 days.  Well wourth my time and effort.   I had the contract already prepared and just needed to fill in the details.

Those are great ideas, but one should choose what works best in their community.

As for me, weekday open houses don't work. I experimented different times of the day, different days of the week, but there are very few people will visit during the week. My guess, it is because of L.A. traffic. Middle of the day on Sunday and Saturday work the best.

Just the information I was looking for to dust off my old open house hum drums. I'll have to go with a sunset open with some nice BBQ or oven fired pizzas from the patio pizza oven!

Thanks!

I really like the virtual tour CD to take home like a goody bag. It will be the house remembered and easily revisited or shared with family to get feedback. Really fresh ideas to implement, thanks so much for sharing them!

My 2 favorite tips you gave: have a lender at the open and willing to pre qualify buyers and having utility bill information readily available.  Great ideas!!

#13a- have a qualified Insurance representative who can speak to the home, and will be very happy to meet an entire set of buyers who will need home insurance.

Where or how you do custom bottle labels?

I always loved this idea, but those printed yourself does not look good.

I was able to do nice custom labels with canva.com. This program also has options for post cards, fliers, thank you cards and more.
