Make 2008 the year you stop watching the negative news and reading those Real Estate dooms day reports!

The more that you fall for that negativity the more it will come true for you.  Real estate market outlook positive goals

Make 2008 the year that you turn around and moon those media naysayers! 

Make a mark on your market! There is a silver lining you just need to look for it and then soak it all in.

Here are some areas where you can focus that are going to create outstanding success for those who tap into them:

  • Sellers are willing to pay more for your services. We have seen everything from new cars, trips to the Bahamas, $5,000 to $25,000 bonuses to the selling agent, as well as increased commissions in amounts unheard of during the boom. You can really increase your bottom line but remember to overdeliver on your service. If you are undercharging for your services make a change this year to improve your income and delivery. 
  • If you have saved a nest egg for yourself now may be just the time for you to invest in Real Estate yourself. Most agents I have coached said that their initial reason they got licensed was to be able to buy real estate for themselves. There are absolutely great bargains out there right now.
  • Consumers, both buyers and sellers really need us right now. They want you to know what you are talking about, understand foreclosures and short sales and know how to help them find investment opportunities. Get  the knowledge you need to fulfill these needs.

Narrow down your services to specialize in niches. This market is creating fabulous niche opportunities. Here are just a few: 

  • First time homebuyers. Now, more than at any other time in a long time, prices are coming down to where first time home buyers can afford to own a home. Specializing in first time home buyers can be very rewarding.
  • Builders and developers need us again and are offering fabulous incentives to bring buyers to the table. But they also are realizing that they need us to help them sell their product. Niche in working with builders and developers.
  • This is a great time for investors. Niching in investors is a very good niche which brings lots of referrals and repeat business. But make sure you are working with real investors that meet the investor criteria. The wannabe investors tend to be tirekickers and very unrealistic. They are a liability. Stay away from them.
  • Foreclosures and short sales. This is a niche that will continue to grow over the next few years. It is a great opportunity to not only help people but make a living doing so. We do a lot of short sale listings and have learned how to master this niche. You can too.
  • FSBOs. For sale by owners are not so happy to sell on their own when no one comes to look at their home and where prices change on a monthly basis. This is a great niche for the patient and giving agent who is not afraid to knock on doors.
  • And last but not least, our very favorite niche, Expired Listings!     This will be the fastest growing niche in which you can really get specialized in. About 80% of our business comes directly from our expired listing program. I have written quite a few posts on this subject and you can get them all by going to my tags and clicking on Expired listings; I think I have 9 of them listed under that tag.

This is just a sampling of niches and ways in which you can develop a plan to combat the negativity with positive actions and goals for 2008! 

Now let's go show those darn media pessimists that business still goes on and we are not getting buried in their poop!

Yes, I understand, I just worded it wrong.  I know that nobody really cares how "great" I am - they care about what is in it for them.

It is challenging to get out of the self "rah rah" mindset which has been our example for so many years.

Many local agents and agencies still advertise using bragging.  This is how I want to stand out from them - by not bragging, but offering something valuable.

Trying to put that in words without actually bragging can be quite the challenge.

Katerina -- You're right.  Recently I've had very few commission cutting conversations with sellers. They have read all the doomsday articles too, and realize it will take expertise and time to sell their property. They are looking for guidance and are more willing to pay for exceptional service.

Real estate is still real estate.  My focus for the past year has been new home sales because I saw opportunity there for my buyers.  Of course, I had to find the buyers.  No, wait, they found me. 

I'm also bringing in some serious foreclosure buyers.  Of course, they aren't buying foreclosures. 

You can have the sellers.  They haven't read a newspaper in 3 years. 

I've always worked niches.  It works.

Wonderful post as it is positive. There is always a silver lining in every clould if people would just look. Buyers have lots of silver linings now in most locations. I wish I had a nest egg, I'd be buying that condo in Florida, but with 5 kids, well you know.

Happy New Year!

When my clients mention to me that "they" said something, I always ask who "they" are.  There is always a mention of the media.  Because I am a news junkie, I am usually able to tell them the rest of the story.

Overall, I do agree that the negativity effects us and sometimes I even have to turn it off but we have to undo the spin from time to time and that is part of our PR campaign.

Yes. I have always been told to pick you speciality. I seem to have difficult in finding my niche that I really want to promote. I like every thing about real estate. I like land deals, I like first time home buyers, I like luxury homes. How do you pick?

Hey Katerina,  awesome!  There is so much to comment about here...but I love expired's too.  :)  Only problem is that we have been in a very good market for a couple of years now....the one's that expire, expire for a reason.  I feel, personal opinion, that our market is slowing.  I think it is time to hit the expired's again.  :)

Stephanie- Yes, your market is slowing. Expireds are good to set up in the good markets because you work all the kinks out of your system and can be rearing to go when it slows. I am coaching a client, an agent in Canada in a hot market, I created his letters for him. Hardly any expireds, many 1 a day. Well, he already received 2 calls in one week from the letter we sent out! He is getting a listing today from one of those calls and the other expired wants to buy a condo. He is setting up all his systems. We have good friends in Houston as that is where Nestor lived for 21 years and is still licensed there. His fellow agents there said they are noticing the slowing down. Have a happy new year! Katerina

In any business niches are powerful. People are afraid they will cut out business if the niche their services but actually the opposite is true. Your bottom line can be much better by niching. Like for instance in coaching, when I do general life coaching it commands only about 1/4 of the fee that I get when specializing in working with agents and mortgage brokers! Katerina
