With only three homes to show today, I phoned the appointment numbers yesterday to get the showings scheduled and was ready by noon for today's tour...

All I lacked were the appointment confirmations from the listing agents on all three homes:

Agent #1:  FINALLY, after much encouragement and THREE voice mails from me, decided that they would be able to break away from 'company' long enough to run over to the first property to let me in.  "I don't have any Supra lockboxes, so I have to meet you there...YOU need to be on time because I have company and can't be away too long."
Agent #2:  "Are you the one that called me on Christmas Eve to look at the house?"  NO, I called yesterday to give a 24-hour notice.  "Oh, I will have to meet you there because my clients don't trust real estate agents and require me to be present for the showings!" 
Agent #3:  After carrying on a conversation with children screaming in the background and having to repeat ourselves numerous times, she said, "I haven't put a lockbox on the door yet so, I'll have to meet you there and let you in.  Are your clients REALLY interested?  I'm just asking because I need to make a stop at Walmart on my way back home and then..."  Unfortunately, YES they're interested but, I REALLY do hope that they don't want to buy this home; I don't want to have to deal with YOU and your screaming children for an entire transaction!!

Home #1:  Clutter nearly jumped out at us when we opened the door!  Amazing how the LA didn't even notice the mess--even after my clients made a comment wondering whether they were expecting us or not!
Home #2:  Agent present for what?  A VACANT HOUSE--for Pete's sake!  The home had dead bugs all around and the photos looked NOTHING like the home; previously staged, the owner's had moved the furnishings out and had not even vaccumed up the debris and dead bugs.
Home #3:  This home was almost what they were looking for--oh, great!  I hope they decide to keep on looking though!

SELLERS:  Do you really want an agent who:

1.  Does not return phone calls?

2.  Does not properly assist you in staging and preparing your home for showings?  I've run a vaccum cleaner MANY times in preparation for a showing!

3.  Cannot afford a showing (call) service?

4.  Cannot afford a LOCKBOX?

5.  Doesn't explain to you the REALTOR® Code of Ethics--what, exactly are we going to steal from a vacant home?

6.  Simply is not PROFESSIONAL

I am so frustrated with myself for not previewing these properties prior to taking my clients to see them. I don't always preview homes under $300K but, I think I may randomly do this from now on!  This day and time, I would NEVER ignore a call from a buyer's agent or return a phone call! 

Lastly, I will say that each of these listings were held by firms that I've never heard of--all discount firms! 

You get what you pay for...

Debe- How embarrassing for our profession. Agents like that have no business with a license. That really irks me.

Debe, this is just AMAZING!  Especially (to my way of thinking) the formerly staged house where the owners stripped out the furniture.  And no supra lockbox?  How many hours does the agent have to spend before the time spent costs a lot more than the $100. or so that the lockbox costs?  Thanks for posting!

Mike:  From what I understand, the stager had the home staging priced on a month-to-month; when the home didn't sell within the first two months, the homeowner had them yank the furnishings out! As for the lockbox--how unprofessional!  No showing service and no lockbox are certainly tips that you aren't dealing with a professional!  We do have the capability in our MLS to filter out various criteria in listings prior to sending to the clients but, not to this level--I wish we could filter out the ones with these 'wanna be' agents before the clients see them!

Any agent that has been in the business more than 2 years, and is CAREER minded, could have written this same post. That is not a negative towards you Debe, it is a sorry fact of the business we are in today.

We simply will not do away with this type of lack of professionalism, if WE ALL don't begin to yell and scream at the Real Estate Commission or Licensing Commission of our states to demand that the ability to enter this business be made more difficult.

Too many brokers are using the old "throw the mud on the wall" game and seem to believe quantity outperforms quality. Our state and national associations are all about increasing the numbers to gain revenue. Until we speak up and demand that the standards get raised, we will see posts like this ad nauseam.

Wouldn't it have been a better post and experience for you if you were dealing with professionals, and could have reported the positive experiences you had??????

Its kinda like garbage on the side of the roads....if we don't pick it up, it just gets worse!

Don:  You're absolutely correct!  I came in from my showings and just started writing--it was more to vent than to 'repeat' other blogs!  I only wish that something could be done about the problem--it seems that most brokers are 'too busy' or chose to ignore the lack of professionalism that abounds in this profession. 

Let's start a revolution--NOW!

Debe, It's a shame we have to deal with agents like this.  I really wish sellers could see the 'professional' service they're paying for.  The wanna-be agents would be dropped like hot potatoes.  Until the market weeds them out, if it does, we'll have to continue hoping our clients don't want to see their listings.  Happy New Year, Debe!

Debe-I feel bad about your experience and I see that you are not alone in your disgust with these other agents.  I was laughing when I read your post though because I could picture some agents from Hawaii doing the exact same things as in North Carolina.  Good luck with the screaming kids if they go for property number three!!!!

Had to laugh with the What are they going to steal from a vacant house. Been in similar types things. Makes you wonder how seller can not see this.

Debe,  There is a solution.  Here in Northern Virginia we call the homeowner, not the agent unless the owner requires it.  Karen

Bonner:  Oh, I know appliances, etc. are stolen from vacant homes but, when you're the REALTOR showing the property and are logged for the showing...?!  You're right, the world is made up of all sorts of crazies!

David:  The jury is still out on their selection and I'm REALLY hoping that they want to continue looking as I don't really want to deal with any of these agents!!!  They don't deserve to work with a professional agent--they need to work with other agents like themselves and hopefully will frustratedly decide that this business is NOT for them!  HA!

Karen:  OH, how I wish I were in Northern Virginia some days!  I wish our associations would permit that!

That just shows that there is a difference between agents. Sellers need to interview their agents and ask them what they are going to do to sell their home. I think too many sellers choose an agent based on a company name or the discounted rate they charge. The real professionals are not discount agents... you really do get what you pay for... and that applies to everything!

No lockboxes.  IN this market I don't need to show houses without lockboxes.  I fear that I could be the agent with the chaos in the background at times.   That is why I work in the basement when I work at home.

Debbie:  I love it:  'I don't NEED to show houses without lockboxes!'  It would be nice to boycott them and just do a 'drive-by' if there is no lockbox; when they request feedback, GIVE it to them!!!  As for the noise--my husband is the worst for talking to me when I'm on the phone!!
