Yep, looks like the beginning of a problem there Tom............you're the man to fix it!
Tom, Something I've had to do some repair pieces on here and there on our deck. It's about 25 years old, and despite staining periodically, some pieces are ready to be pulled and replaced. Another summer project if real estate business allows the time!
Yes, sometimes it is super easy to spot. I think the key is looking...and most people don't.

Too many take for granted that power washing, treating and staining will keep it forever.....not the case.

Wood will decay, we can only delay or slow it down.
There is a direct correlation between our effort and the number of years the wood will last.

I recall one particular home I sold. The termite company came up without a single finding on the house. But the many square feet of decking surrounding the back of the home was a mess. Interestingly, from the surface you couldn't really tell, because the seller had sanded and stained. But the posts and underside was where damage was quite evident. Always get those decks inspected, if you plan on keeping them.
So true Myrl. Many times the decking is excluded from the termite report. I would question those decks. If you have a deck that has been excluded from the report, assume that it is a mess!
