As I sit here sorting through all the Christmas aftermath of gift wrap and items to be returned, I am reflecting on this past month and the year almost behind me.  As a stager my job is to prepare my client's home for the market in hope of promoting a quick and prosperous sale.  While I am satisfied with the expedient sale of my client's properties, I am in reflection as to how happy this makes me.  Wishing congratulations to them is a bitter sweet pill. 

December finds most stagers in my area with a silent phone and few hits on their web sites.   Am I truly excited that I have done my job so well that I have now to be concerned with making my lease payment for my warehouse space?  With only one home out there bringing in rental income, I feel as though I may be dipping into the small savings I stashed when business was booming this summer. All things considered, I must be satisfied with a job well done and the realization that my clients will be passing on raving reviews to their friends and family.  Compliments are the stagers best friend and referrals are our bread and butter.  So as I continue to debate this in my mind, I am truly happy for my clients and pleased to know that with the bitter comes the sweet and my next project is just around the corner. 

To all my friends out there who feel the same, here's to a bountiful 2008!

 This is wonderful.  I am trying desperately to get one of my clients to understand that staging is very important to get their house sold quickly.  This is an older home and they have not updated at all.  I explained to them that at the minimum, they should change the light fixtures, change the knobs in the kitchen, get rid of the floral wallpaper and declutter the rooms.  They have gotten rid of some of the clutter and have painted a few of the walls but they have not done nearly enough.  I am hoping I can find a buyer that has vision.

Very nice work, Trisha. Yes, it is a bit slow right now, however, I am enjoying the chance to get caught up on all sorts of things that were pushed aside during the busy season.

 Best of luck with your clients. It is many times difficult to get some of them on board with the fact that this market demands their home be in it's best condition for showing.  Sometimes it helps to have a stager come in and provide a consultation to help them see the necessity of updating.  It is always worth the small investment for this service.

I am certain you could find a great stager in your area.  Word of mouth can be a great place to start.  Ask other agents in your office if they have a stager they would recommend.  You could also use A/R as a resource for a stager in your area. (Anyone in Atlanta want to contact Lisa for a consult?)

Thank you for your comments.  This was a surprising sale as this was a below ground condo unit that was in a converted apartment complex.  It was very dark and depressing when we started.  There were also other units in this complex that were for sale, but that were not staged. My client informs me that the first person to tour the unit was the one who bought it.  What does this say for staging?

We used synthetic cherries in the wine glasses.  Sometimes we use small pears or apples, just to add some color and interest.

Trisha - the home looks fantastic!!  I so desperately want to find a good stager in my area.  I haven't had much luck yet.  Like someone above said, I, too, have a client that has a dated home and I just can't get the to see the benefit of staging.........frustrating!

Trisha, you have a nice eye.  That living room looks great -- I'm always too "attached to the walls" in my thinking.   Staging makes a huge difference in the seller's bottom line.  I think the word is getting out there, but sellers still need to be convinced.  You're good at your job and it's a new selling season.  Best wishes to you!

Lovely staging.  I think alot of people are in the same boat.  It is a clear reminder to save, save, save for the slower months so you can ramp up the business and refine the business plan prior to the next onslaught before you run out of money.  It'll come and the phone will start ringing, it always does.

Phyllis, Thank you for your lovely comments, I love using angles.  I use them in small spaces to help open  the room.  I also wanted to play up the fireplace and leave a clear path to enter the room.  It worked well as the first person to view this property is the one who purchased it.

You really made a big difference!  Did you say prior to staging it seemed very dark?  It is now very bright and inviting.  I am also a "tassel girl" and love to use them whenever I can - fun and adds a little elegance.

Tracy,Yes, this was a below ground unit for the most part.  The living room side of the unit had allot of windows, but it looked out to a dense grove of trees and to make things even darker, the unit faced the north.  I am not sure what part of the country you are in, but here in the Pacific Northwest, facing north is not optimal for good natural light.  Table and floor lamps saved us with this one.
