Is your client color blind or are they blinded by the color?

Does the color of your house really matter when trying to buy a house?  It matters to some buyers!

I've had buyers in my car and we pull up in front of a house that meets or exceeds all of their criteria (including price) yet the color of the house is the big turnoff.  One client would not even get out of the car because of the color of the house. 

I try to explain that the color of the house can be changed, we can even make the offer contingent on the color being changed.  There are number of ways to address the color if the house meets the criteria.  I have used Paint Shop and change the color of houses and the client thinks it's a totally different house.

Two questions for you;

  1. What is the least favorite color of a house for your clients?
  2. Do your clients fixate on the colors of houses?

It all comes down to first impressions.....if it's ugly...I think a lot of people don't get it...it's like the lipstick on a pig.  You're right...you can change the color, but people don't get it.

Every client has a different color preference. Most clients prefer neutral colors and say that they can always change the color.  If they see a color that is offensive to them, they generally do not keep the house on their list.

Larry, there are several colors that I don't enjoy myself but in most cases the house is an ugly it's the color that people dislike.

Sharon, I think we all prefer neutral colors as agents but what about a black house. I showed a house that was painted charcoal black with white trim. The female client wouldn't get out of the car however her husband loved the inside of the house...

I almost missed a great opportunity on my 2nd house. The owner painted it chocolate brown. Everything was brown. I think he bought 1 big 25 gallon bucket of brown paint and that was it for everything. Yet, after looking at the home long and hard and using my imagination to visualize it in another color scheme we bought it. I'm glad we did. We had some wonderful times there and the kids had a great neighborhood and schools.

I just sold a house that was a mix of yellow and brown because the owners couldn't decide on a color, so they just mixed them. I've had clients not look at a house because of the house numbers.
