As the residential resale market continues to gain strength, the new construction arena is feeling its oats.  Builders are building homes on speculation and buyers are purchasing them before the homes are finished.  Do I dare think the market has turned?  Are builders experiencing a false sense of confidence?

I remember the days of selling a new home and raising the price on the next home by $10,000.  This process would continue with every sale.  The tenth home was offered at $100,000 more than home #1.  The word aggressive comes to mind here. That’s what listing new construction was like in 2006 in Franklin MA.  The builder came to work every day with a big smile on his face.  He knew if I sold a home, there would be an additional $10,000 in his bottom line.

How life changed within the next couple of years.  Those memories still exist, but what most builders think about is the most recent change in the market.  That change was one that required the builders to drop their prices in excess of $100,000.  After dropping the prices, they sat stagnantly for a long period of time.  They were all dead in the water.

So, here we are, hearing nail guns at 7:00 am and scheduling showings after the subs have finished for the day.  I can’t help but think we need to continue to think positively and capture as much business as possible, just in case this surge is a temporary situation.  It’s difficult to forget those tough times!!

love this analogy Barbara....wow so interesting the new construction stories you tell..since it is new to me...what a business it was for them...i think about how FL developers did that too...good to hear the nail guns going! And the Kuney-TOdaro team selling..

Ginny.... there are so many agents who have not taken advantage of listing new construction..... it's a niche that always pans out.... builders need to move product....it's not like a homeowner who continually says "I don't have to sell"..... BUILDERS HAVE TO SELL.

I remember when this was happening. And last year when new construction sales were slow, they were offering Realtors 4% incentives to bring clients to their subdivisions. Today, if you can believe, new construction sites are selling faster than then can build and, you guessed it, they have already cut Realtor incentives. I am not saying I am unhappy about this turn of events, but it truly is ... (can't think of word) .... interesting?

Terrie..... when builders need you, they pay you what you're worth....when they don't need you, you're lucky you get paid..... in our area, all subdivisions are marketed by listing agents and we make sure everyone gets paid....

I am glad things are going well for you Barbara, I would be cautious though, still a lot of foreclosures from the last boom that still need to find homeowners.  Hopefully history will not repeat itself too soon.

Barbara, I just sold a new home today - and sold one a few weeks ago. The buyers are back out in full force. We are cautiously optimistic, but we have all been through so much, our predicting is much more cautious.

I think cautious optimism is in order in your market. Especially if existing home sales appear to be stronger overall as well. No time to raise prices to a ridiculous level, but following the demand. Good luck to you!
