Should I do a Final Walk Through Before Closing on my new Phoenix home?


Clients as me this question all the time - why do I need a final walk through since we just had a home inspection? I can't stress enough that it is critical to do a final walk through before closing on your new home.  Yes the inspector has gone through the home and gave you his report but that is just one of the important steps in the process of buying your new home.


Many times home buyers ask the seller to make repairs on the home based on the home inspection resultsPhoenix Property Shoppe. How do you really know if they've been done as requested?  This is one reason why doing a final walk through is important. It's your opportunity to make  sure the repairs have been made and everything is in proper working order.  Our sellers will also leave receipts for the work that was completed. You will know who did the work and whether or not the person is a licensed contractor (if required). Should their be future issues you will be able to contact the contractor and speak to them regarding the situation.


The other inmportan reason for doing a final walk through is to make sure the home is in 'like condition' as it was when you made the offer.  Are all the fixtures n place?  Appliances, if they're conveying with the home are they in place and are they the same appliances you purchased with the home?  Has there been an weather damage, such as a hail storm, fire or possibly water leak?  The sellers are required to disclose these issue in AZ via the Seller Property Disclosure Statement update, but it's wise to take a look around the home and property yourself, just to be sure.


On occasion the seller is willing to be at the final walk through to go over any information with the buyer. I say 'on occassion' because most of the times this doesn't happen anymore as the seller has moved on already. Tomorrow we have a final walk through and the seller has agreed to be there.  There is a complicated heated pool and spa system at this home and the buyer requested that the seller help him understand the system. The seller had taken great pride in his home and property and is more than willing to help out the buyers.  It's kind of like 'passing the torch' on to the new buyers!

Always do a final walk-through. Even though it's not a contingency in our state, as you say, it must be in "like" condition and there are remedies if it's not. Especially with short sales.

I tell folks to plan on it and allow sufficient time.  The final walk-through will verify that the home is in the same condition as it was at the home imspection.

Even if there were no repairs, something could have broken, spilled, stopped working between the inspection and the settlement.

I can't imagine not having one.

Karen Anne all of our clients do a final walk through. On occasion our to town investors don't think it's necesary but I always make sure their representative does a final walk through. You just never know what could happen....better to be safe than sorry.


Kathy - absooutley. I have heard really crazy stories. One agent failed to to a final walk through and guess what - he discovered he bought the wrong house for his client after it was closed. Crazy.....


Lenn - same here. It's part of the home buying process and that's the way it is. Final walk through isn't an option!

Always do a final walk thru on a home.  You never know what is awaiting you until you get there.  Better to make sure all is in order before proceeding to the closing table.
