Why is Snowflake, AZ.  the place to buy in 2008        12/29/07

As most people know Phoenix, Tucson, Sedona, Chino Valley, Payson and Flagstaff Arizona are markets, where prices have reached all-time highs.  Land in those areas can go from 30,000 to 100,000 or more per acre.  Homes in these areas, also have some pretty big prices.

In Snowflake, AZ.  A community in the White Mountains of Arizona where  prices for land start as low as $1200 per acre.  Our elevation is close to that of Payson with similar vegetation.  We have the luxury of sitting atop the largest underground aquifer in Arizona, and possibly the Midwest.  Many of the communities mentioned above have water concerns that will only grow worse in the future.  We have access within 30 minutes to an hour and 20 minutes two sking, fishing, hunting, and national Forest. 

We enjoy a small town atmosphere with all the amenities.  We are three hours from Phoenix on mostly new highways, and one hour and 45 minutes from Flagstaff on I-40.  Many of our properties are 20 to 40 acre parcels.  But if that's what you prefer, we have golf course lots with 27 holes of golf.  From 1/4 to 1 acre.

So why is Snowflake, a good place to buy in 2008?  Because unlike the communities mentioned above, e have only recently been discovered and prices are much lower then these areas even before the recent corrections.  After the correction, we will still enjoy our newfound popularity, for those wishing to escape the city.  In my opinion.  It's only a matter of time before we enjoy the same higher  real estate values as other parts of the state do.

So let's recap.  You can buy 40 acres for as little as $1200 per acre on a great water table with lots of elbow room, it's a great place for horses, quads, solar energy or living green.  With inventories up.  We have lots to choose from at prices poised to take off to new highs. You can escape the big city and live the RFD lifestyle, while being only minutes away from stores shops, restaurants and activities.  Relatively low crime great schools and good neighbors.  When you own 40 acres.  It's easy to have good neighbors.  Good neighbors don't come sit in your living room uninvited but do show up in your time of need.
