I get lots of calls for Carlsbad homes for rent and wanted to pass along some tips for searching and some information that Carlsbad renters need to know.

 

 

RENTAL MARKET

 

First, let’s talk about the rental market in general.

 

Recent reports have shown that rents are rising in many metro areas around the country. The Trulia Rent vs. Buy Report found it is now less expensive in 98 of 100 major metropolitan areas to buy rather than rent.

 

Zillow’s recent report on renting (see Infographic below courtesy of Keeping Current Matters blog) found rents have risen in 24 major metro areas in the last year, some significantly. San Diego rents, on average, rose between 4 and 4.9% in the last year (Feb. 2011 to Feb. 2012) and are expected to continue doing so. Here's more information from Zillow on rents.

SEARCHING FOR HOMES TO RENT IN CARLSBAD

 

Searching for homes to rent in Carlsbad, or anywhere in the area, can be a challenge. Here are some popular sites renters use:

 

 

Local weekly papers include The Coast News and The North County Times found throughout the community. They also have on-line listings (see links).

 

I can provide lists of homes for rent in Carlsbad that are listed on the MLS (both vacation and long-term) – please contact me to discuss. Many landlords, however, do not list rentals with agents so you will likely find a broader selection on Craigslist.

 

THINGS TO KNOW

Landlords typically require a completed application up front (their own or a standard one used in CA) including references and employment information. They may also request a deposit. Do this promptly if you are interested due to competition

 

Expect to either (1) provide a copy of a recent credit report for each adult renter; or (2) provide complete identification information and written approval for the landlord to run a credit check. There is usually a fee of $35 - $50 for this.

 

Many Carlsbad rentals require a 1-year lease but there are exceptions

 

You can expect to pay 1 month’s rent up front plus a security deposit that is usually equal to 1 month’s rent but may be more. Some landlords request 2 months rent in advance.

 

Renting with dogs can be a challengeIf you have pets, especially a dog or 2, finding a place to rent will be more challenging. Many landlords do not allow dogs, and even where they do local HOA rules may restrict the number and size.

 

A pet deposit may be required and the landlord may add on additional rent per month for a pet.

 

Expect to pay more for furnished and short term/vacation rentals. Properties near the beach or directly on the ocean are a premium - $4000+ per month is common. Vacation rentals usually charge by the week

 

There IS competition for rentals but you may be able to negotiate a better rent if the home has been on the market for some time. Not all landlords are realistic in their pricing. On the other hand don’t expect to pay less than market rent.

Jeff   I get lots of calls also.. i find the tenants are unrealistic in rental prices or have horrid credit . The othe problem is they have a dog and very few landlords will consider a dog
