I received a call about one of my listings today from a potential buyer.    The man immediately told me that he's already working with another realtor (who is out of town), but still had some questions about my listing.  I nonetheless gladly answered his questions & suggested that, if still interested, please have his realtor call & they could go out to see it.  I even offered to show the home to him & he could talk to his realtor about it.  Anyway, the man seemed stunned that I'd been so nice & forthcoming about the property.  Evidently, he had called other realtors on other properties & the minute he mentioned that he was already working with someone, they lost interest in him & certainly didn't answer questions. 

You see, I'd rather cooperate with another realtor & sell the place, than not sell it at all.  Yeah, I'd love to have a buyer for this listing & he sounded motivated & ready.  Still, I decided to take the high road & respect the relationship he already has with his agent.  Plus, I liked his honesty & loyalty to his agent.  Loyalty is cool & too often missing in modern life.

I agree with what you did.  Your job is to best represent the property for your seller. right?  I find that many Realtors in my area are much the same way as those in your area as well.

I try to provide such an eye opening world-class service for everyone who contacts me that they think of me in the future and refer others to me.

We owe it to our sellers to promote their homes whenever and wherever the opportunity arises.  Those agents who were rude to the buyer were not doing their jobs for their sellers.  You showed him how a professional Realtor behaves.

I always cooperate with another Realtor's clients if they are busy.  I'd rather know up front though.  I have had several people ask me to show them homes only to find out when we get there and they become intrested that they are working with someone else.  BUT in the seller's best interest I do all I can to still help them but it is just irratating.

Absolutely!  Like others are saying, your actions could have contributed to that buyer having a bigger interest in the home.  I've encountered 'buyers' who say that they have an agent, but when we talk they know someone, and it ends up that they like the way I do business better, don't have a contract with anyone, and choose me to be their buyer's agent (with a contract).

I've never found being helpful and nice create a problem.
