success failure sign  Dangerous words..."Probably do...."...No distressed seller should sign up to be any Realtor's "Short Sale Experiment."  As a distressed Seller, you are looking at far more than selling a home...you are placing your financial future in the hands of someone you are entrusting to complete a short sale succssfully...to help you start over financially.

    No Realtor...make that no professional will ever be offended if you ask for "third party verification" of their experience and more importantly.....their success.  Many Realtors take an ipad or laptop with them on a listing appointment.  While we can't say what every MLS shows....we know that many MLS systems can show how many transactions an agent has completed that ARE short sales...and  as or more importantly....how many were attempted and not completed. You don't want to gamble with an atent that has a 50/50 track record for completion of short sales...or who has done a few a year...or done one here and there.

   If you have a question about the qualifications of the agent who volunteers to do a short sale....point them to a computer and have them show you their track record.

  Just like no two transactions are alike...short sales are less alike...if you have "only done one" you cannot begin to understand the many twists and turns that may not be evident at the onset...and without experience, can be very big obstacles to accomplishing a smooth closing.

Sally,

Having experience is a must when dealing with short sales. There is SO much to know, so many variables, it requires so much time that even if inexperienced agent means well, it is very difficult for them to get consistent good results. The lenders are getting more attentive which requires more skill.
