This community is so new you might not even find it on the maps!  In fact, Google doesn't have it clearly marked yet.  Soraya Farms is located in Clearcreek Township on the west side of State Route 48 just below the northern edge of the Warren County line (near Village Rental).  It offers Springboro Schools and is a Design Homes builder Planned Urban Development (PUD).

Basically Soraya Farms is a mixture of different home styles and is in the process of Phase I and II buildings.  A clubhouse with pool and exercise room are complete, as is the lake in the center of the community.

Soraya Farms doesn't have your typical Lifestyle section, but a variety of offerings that fall into the Lifestyle category.  Typically our blog focuses on patio homes (detached homes, most commonly ranch style).  Soraya Farms does have patio homes priced in the mid-200s.  We're including a couple of pictures of Soraya Farms patio homes for you to see the curb appeal of these new patio homes.  Square footage is approximately 1800 and they have several floor plans to choose from for your new construction build.  The community is too new, so no resale patio homes are available.

In addition to the limited quantity of patio homes on Lemans and Chantilly streets, they also have two other primary styles of Lifestyle homes:  duplex style and attached ranches.  In both cases, the homes have plenty of curb appeal!  The attached ranch homes are built in groupings of four, and the duplex style are two story lifestyle homes.

Soraya Farms Lifestyle owners will essentially have a maintenance free lifestyle.  Exterior maintenance is covered per your community assessments.  Additionally, landscaping is also covered.  No snow to shovel, no grass to mow, no leaves to rake!

Liz/Bill - I like that term - lifestyle homes.  And, I think it's great that so many new construction areas are making a "community" rather than just building a few homes.

It sounds like there is home for every family in this new community. Singles may like the four-plexes. And offers the community a club house, pool - does it have a walking trail? Here in our area these tyoe developments sometimes come with an assessed development tax separate from the propety tax. Do you experience these in your areas of development?

Juli, Soraya Farms seems to have a good approach with their different sections, but still having the clubhouse and lake in the center of the community.

Teral, They have walking trails too!  The development is still very early in the process.  And there will be assessments to cover the costs of maintaining the lifestyle homes in addition to the property taxes normally assessed for the homes.

Jennifer, The lifestyle home niche is gaining ground in our area, and for obvious reasons! 

Clint, The Lifestyle community section is fairly limited.  Maybe 20 true patio homes, and about 2-3 times that for the duplex and attached ranch sections.  Looking at the Single Family lot plan, I'd estimate 100-200 homes of that style if they proceed to full development.

DID YOU KNOW that the large green space after the entrance in Soroya Farms - Springboro/Clearcreek Township area is zoned retail and there is a 60 percent chance they will build businesses there! Existing condos and patio homes will be facing these retail outlets - and their parking - not to mention the aditional unwanted traffic! People who have already bought an expensive lot and have built in there are getting screwed! Just discovered this to be true.

#12, Unfortunately there is always a risk that adjacent property will be built with businesses, homes, etc. that the existing home owners won't like.  For instance, Mason's Long Cove development with million dollar plus homes having a Wal-mart in their front yards.  The cornfield, woods, etc. next door to any home is subject to change, something we always advise our buyer clients to consider when making a purchase.
