Click for more pictures ...This is a mobile home my buyers closed on today.  Located in Crouse NC (that's west of Lincolnton, in fast-growing Lincoln County north and west of Charlotte NC).  $84,900 for 2000 sqft, 4 years old, one acre of land.

Hopefully, you've never passed judgement on buyers who express an interest in trailers/mobile homes/whatever you prefer to call them.  These particular buyers had a tight budget.  Wanted excellent schools and lower taxes and a home that didn't require much work. We found it after a lot of driving around and seeing some really sketchy places.

Click for more pictures ...This is a waterfront home on Lake Norman, north of Charlotte NC, currently on the market for $1,099,000.

Sure, the second one looks more like the definition of castle to most people (or starter castle, or McMansion, whatever you prefer).  But it's not always so.

How about for 2007, we all pledge to listen carefully to each suspect who calls us, and help them as best we can-whether their dream is the mobile home on an acre for $84,900 or a waterfront 'blinged' European custom for $1,099,000?  Our clients are demanding it, and they each deserve it.

I have seen cheap mobile homes kept with pride of ownership, and veritable castles that were dungeons of filth and disorder.

I spent 22 years in the production end of the mobile home industry and used to stress to the production folks that every unit was someone's home, and possibly their dream home.

Something to never forget, EVERY home is someone's home, and important to them.

Leigh, many mobile homes are built better than stick built homes.  I haven't figured out the difference of a manufactured homes and a mobile home - they all seem to have Hud numbers on them.

I always step back and let the buyers tell me what they like and don't like.  I have been completely amazed on more than on occassion as to what a buyer likes.

Is that real brick under the mobile home?  Is it secured to the ground (tornadoes)?  We sure could use a trailer park here in Hawaii to help with some affordable housing but the land is just not available to make that work.  I firmly agree with you.  I also take my clients to whatever property they want not the ones that I want.

Kay-main difference is that mobile homes have DMV registration which is attached to the main axle under the house. =)  And yes, many are definitely better built since they have to pass federal inspections in the factory before they hit the ground.

Randy-it's true-have to keep your mouth shut sometimes, since what you like may not be what they like!

David and Tonya-that's a real brick foundation, something like 32 piers under the house sunk in concrete-much less likely to blow away!

HI Leigh, that is quite a good mobile home.To go to the high end homes you are showing.I have been to Charlotte NC and the raea a has a lot to offer and alot of history. How is your market doing these days? great blog.

Lloyd-we're on the upswing, Charlotte is traditionally a contrarian market.  Only problem we have is all the contingent offers from other parts of the country.  We're seeing multiple offers, reduced DOM, prices moving up-which is awfully exciting when we've essentially been flat since April 2001.
