I spent good part of my Saturday with clients looking to buy a condo-hotel. They have very clear preferences, and the only problem is that it was much easier a year or two ago to meet. It was when there were over 360 condo-hotel units on the market.

Now, that there are 124 condo-hotel units, it is still possible, but the price is higher for those with great view, etc. So, showing all the goodies fitting the parameters doesn’t really take much time. And then there is that moment, when we sit quiet, and the question comes “Are there any other units there?”

I know that feeling that there might be something, that I do not know about and I am afraid that I will miss on that opportunity. No problem. I am printing the list of all 124 condo-hotel units and give it to my good client.

He goes through the list carefully and asks me questions about some of the units he see there. There are 13 condo-hotels in Daytona Beach Area, and, of course, he does not know all of them. To tell you the truth, I do not deal with all of them. I try to work with the best, so I have my preferred condo-hotels based on the strength of operations and the quality of the buildings on the one hand, and the affordability on the other.

Why offer units in those, which are not performing or having troubles, when the prices are so similar?

But my client’s questions are all about the views from these units. He would show me a list where he see over 20 units in Daytona Inn and ask me whether there are any direct oceanfront, and I show him two.

Then he stumbles on a unit in Daytona Beach Resort and Conference Center, and I disappoint him saying that it is a side unit with French balcony, and then another unit yet again not direct oceanfront, and then I am telling him that in the tower the only oceanfront units are 10 through 13.

He looked at me and asked how to know which unit is where.

Oh, that’s simple. You just keep doing it for 12 years and it will eventually come.

Which unit faces what can be really confusing. Condo-hotels are all different and even numerating is different.

Debbie - very true. Many people just do not understand it. They may spend days with the agent going and looking at units simply because they do not know what they will see. You can cut that time and avoid that deperation when customers see one unit after another that do not fit their criteria
