I looked up the mls for real estate activity in Upper Moreland township in March 2012.

I looked for residential listings sold in March . This does not include homes not listed, commercial and multi units . It is deemed to be correct but subject to errors and omissions.

There were 7 homes that settled in March 2012.

The average original list price was $ 286,214.

The average last list price was $274,214

The average sale price was $ 257,071

Highest sale price was $355,000

The lowest sale price was $195,000

The average days the homes were marketed was 151

The average settled price to original price ratio 89.9 %

The average settled price to last list price ratio is 93.78%

The homes were priced high and sellers had to reduce price as seen from ratios.

Good Morning Gita, Upper Moreland Township March report shows that homes are selling but homeowners have to be more realistic with their asking price, but it's good to see that sales are happening!
