Okay, I know you are all waiting with baited breath on the next installment of the Step By Step Series, but I could not hold this in any longer...

 A large amount of discussion goes on here about effective marketing.  Print vs. Internet, open house or no open house, yada yada yada. I am here to tell you that not one of things are as effective if you have not AT THE VERY LEAST, provided your clients with a staging consultation.  Staging is a MARKETING TOOL and the most effective use of our marketing dollars.  It is not a gimmick, it is not just for high-end listings and it is not just another way to "skin the cat".

 

Look at this from this angle - no amount of newspaper ads will make your listings look better.  No Virtual tour can change the fact that the brown, mushroom accented tile in the kitchen lowers the asking price.  No open house will improve your listing photos.  No "artfully written" description will cause your potential buyer to 'overlook' the 100 creepy dolls in the lving room.  Have you ever done your absolute best to advertise a house, but know that no matter what you do, this house is going to take a miracle to sell? Get where I'm going with this?

Staging is your miracle.  Staging eliminates those distractions that can cause a buyer to spend more time looking at the fridge photos than the kitchen.  It can also totally change the atmosphere of an uninviting house.  Would you rather invest your dollars into educating your clients on what they can do to increase the salability of their house, or would you rather spend it on advertising that in the end will not ensure a sale? 

Staging your listing =  a house that is appealing to a much broader audience = a house that photographs well = a house that shows better in online AND print advertising = a house that invites many more showings = a house that is more likely to sell.

Will a staging consultation solve ALL of your problems? Probably not.  But it will arm you and your client with all of the information you need to eliminate all those things may prevent offers from coming in. And is that what you really want?

Kimberly, this is the best description of what Staging can do that I have seen.  Excellent job.

I often wonder why sellers bother with pictures, let alone a virtual tour of horrible interiors with creepy collections.  I have even seen pictures with taxidermy as the decor-SCARY.  This shows how difficult it is for sellers to view their houses objectively.

Your make an excellent point- staging may not be able to solve all of a houses problems but staging always helps many of them and can make a big impact on how buyers view and value a house.

Gina - Thanks - really!  I'm generally not one to rant and I told myself I would never post out of frustration, but after spending some time on the site I found my self thinking "Hello!  You are overlooking the obvious!"  Truly, if the listing is atrocious - or just uninviting - is your effective use of the MLS really going to matter?  You may get them in the door, but you will never get them to buy...

There I go, ranting again...

Kimberly - excellent post!  You have managed to get right to the 'heart' of the marketing message that Stagers need to convey to the public - both Sellers and Realtors alike!  I can't believe how you were able to simplify the message, while so many of us have just 'danced around' the subject!

I am beginning my second year as an agent and after seeing many listings in our local MLS I often wondered why they even posted the pictures. The interiors are hideous and beg for help. My only thought is the reason many agents don’t use this service is because they see it as another cost related to having the listing. I know many newer agents are just happy to get the listing, placing it in the MLS and then hope it sells. This year I am hoping to get many listing and make use of this great service!

Val- I think you are right - we do 'dance around' and I think a lot of agents see that as 'blowing smoke'.  I'm feeling a more straight forward approach coming on...

Loreena - TRUE, TRUE, TRUE!  Emotion is the key and when agents feel the wrong vibe so do the buyers - they should see it as a sign!

This post brings to mind the many real estate agents that have shown me houses in the past and I have NEVER walked into a home without the real estate agent reciting rehearsed excuses. Good job!

this is a great blog and you are right at the very least hire us to do a Consult. When I do a consult I make up my report and then give 2 proposals on my costs for partially staging the home or completing the whole job. Because even if we make the suggestions the clients will still need to dig themselves out of the dark cave.

Wow Kim - this rocks.  I'm joining the "quote Kim" club on this one.  I love when I see photos with the TV on, or food on the kitchen counters.  My fave was one where the homeowner was actually sitting at the computer with a bag of fast food when the office pic was taken.  Maybe they were trying to sell him as well??  Hmm - that makes me want to run right out & see that guy - er, house.  So many realtors (no offense to any that read this) are in the dark ages, they dont get that the internet photos make ALL the difference.  I can see where they resist because people always want to sell them stuff but my take is if the are going to make $3000 on a sale of a house, you'd THINK they wouldnt mind making Staging happen to actually make the sale.  As opposed to spending the same money on ads.  I mean sheesh, if I could make my payday come faster I sure as heck would - especially since paying for the Staging is probobly a tax write off as well!  (I am all about the tax write offs...LOL).
