Despite what you may have heard, a great deal is still a great deal. Homes that are priced attractively are still selling in a timely fashion, and if you wait too long you can miss out. A perfect example of this happened to me today. A great bank owned home came on the market here last week. I emailed it to several clients and got three calls back. I told all three of my clients that this house would not last long. They hmmmed and hawwed for a week and one of them finally got around to coming up here a week after I send it to them. Guess what? I called the listing agent and the house in question already had an accepted offer and two back ups. I guess the moral of the story is, if you see an opportunity, don't wait.

The same is true here.

I had a buyer make a low ball offer (335K on a 375K) on a bank owned.

The Agent told me it was "Too Low" .  The Buyer thought they were "just Bluffing" about the other offer.   The bank took another offer and the home ended up selling for a mere 5K more than my clients offer!
